Our beach house is located just 100 yards from a guarded beach in the quiet LEHYC area of Beach Haven. There are 3 bedrooms and 1 bath PLUS Outdoor Shower. The unit features a fully equipped kitchen, a full bathroom, a queen sized bedroom, and 2 bedrooms each with 2 twin beds - all linens provided as are bath and beach towels. The living room has comfortable seating, with a 55" flat screen HDTV. Bamboo hardwood floors are throughout the home. There is a dining deck off the living room with seating for 5. The home has central air (ductless "mini-splits"), WiFi with Comcast Highspeed internet, HD 'cable' TV, dishwasher, washer and dryer, microwave, pots and pans, toaster, coffee maker, blender, glasses, and dishes. We provide hand soap, dish soap, laundry detergent, fabric softener, shampoo, conditioner and more. There is an outdoor shower in the private, fenced in back yard as well as a dining table, picnic table and a large gas grill. There is also plenty of storage in the backyard shed for beach gear. We have beach chairs, boogie boards and a beach umbrella. 4 beach badges are provided. NO CLEANING FEE.

Policies
No cleaning fee.
Advanced bookings: (anything before Dec 1st for the following year) require a $500 deposit to hold reservations, with 50% due December 1st and the balance due 30 days prior to rental.
All other bookings require 50% with signed lease and the balance 30 days prior to rental.
Rates are subject to change until reservation is confirmed.
Owner's Cancellation Policy:
Summer Rentals: Bookings cancelled before Dec 1 are entitled to a refund of their booking deposit. No refunds for bookings cancelled after December 1st. Owner will attempt to re-rent. If successful owner will refund payments less any difference in the rebooked rate plus a $250 cancellation fee.
All other rentals: No refund for cancellations. $250 cancellation fee. Owner will attempt to re-rent. If successful owner will refund payments less any difference in the rebooked rate plus a $250 cancellation fee.
Min. age of primary renter: 25
We don't rent to groups of students. NO EXCEPTIONS.

Tim’s place is great
Tim’s place is great - less than 100yds from two dune crossings. It’s in a quiet and beautiful neighborhood and a short drive/longer walk from busy restaurants/bars/shopping. Great stay.

Fantastic Place for a Family Vacation
A top notch place to stay in beautiful LBI. Clean, bright, organized and an owner that responds quickly, thoroughly and to your satisfaction. Also, being so close to the beach was really convenient as our 5 teenagers were free to come and go per their whims, without drama and parental worry. We highly recommend this gem!

Great location to the beach!
Great location to the beach! The neighborhood is very quiet and friendly. It’s at least a mile to the main strips of restaurants, bars, and grocery/liquor stores, so plan accordingly if you prefer walking as a main mode of transportation while on the island.

We had a fabulous weekend at this beach house. The lower unit was just as described in the listing and we appreciated Tim’s detailed and useful directions. The unit is light, welcoming and comfortable, and the back area is great for grilling and having some outdoor meals. We loved using the outside shower and were able to find some useful beach items in the shed. The proximity to the beach is amazing so going back and forth several times a day was very easy. We would love to come back for another stay.

Tim's spot was very clean and exactly as advertised when my group arrived. The location couldn't have been any better for a group just trying to spend time at the beach for the weekend. The beach is less than a block's walk away and a lot of Beach Haven's popular spots to eat and shop are within a mile-two mile radius. My group enjoyed our time at this Airbnb and would definitely return again.

Very nice lbi beach house just steps from two beach entrances. Everything was extremely clean and looks to be just recently update. The outdoor shower was great and nice BBQ/picnic bench. Wish we had brought seasonings to grill. Beds are comfortable as is the common room. Nice table and chairs on front deck too to sit and watch all the bikes and runners go by. Everything was great. Only gave it 4 stars instead of 5 because there is only one bathroom. Thanks Tim.

Tim was an excellent host. Unfortunately, we didn’t have hot water for our stay but he allowed us to use the upstairs as well and was very responsive!

Unfortunately, we had the water heater and TV both fail from a possible power surge. I was able to let Emma's group use the upstairs unit and thankfully she was very understanding of the situation. Water heaters are being repaired this week and a new TV is going in on Thursday!
Lovely, clean house just moments from the beach and walkable to Beach Haven bars, restaurants and amenities. Tim was super nice and accommodating, and easy to communicate with. Would definitely stay again!
