Policies
If RENTER cancels prior to the check-in date, OWNER will make reasonable efforts to re-rent the property for the cancelled rental period. If the property is successfully re-rented, RENTER will receive a refund of all amounts paid, less a 15% re-booking fee and any difference between the original rental amount and the replacement rental amount.
If the property is not re-rented, all payments made by RENTER shall be forfeited. No refunds will be issued for late arrivals, early departures, weather conditions, mandatory evacuations, or utility interruptions beyond the Owner's control.
RENTER is strongly encouraged to purchase Travel Insurance, including a "Cancel for Any Reason" policy, to protect their vacation investment in the event of unexpected illness, weather events, travel disruptions, or other unforeseen circumstances.
Rental rates are subject to change until the reservation is confirmed and the required deposit has been received.
A deposit equal to 50% of the total rental amount is due within seven (7) days of booking. The remaining 50% balance, plus a refundable security deposit of $1,000, is due forty-five (45) days prior to arrival.
Reservations are not guaranteed until the required deposit is received.
RENTER may cancel only by providing written notice to OWNER. If RENTER cancels before the check-in date, OWNER will make reasonable efforts to re-rent the property for the cancelled rental period.
If the property is re-rented for the same dates at the same rate or greater, RENTER will receive a refund of amounts paid, less a 15% re-booking fee. If the property is re-rented for a lower amount, RENTER will receive a refund of amounts paid, less the 15% re-booking fee and the difference between the original rental amount and the replacement rental amount.
If the property is not re-rented, rental payments made by RENTER shall be forfeited. Any security deposit paid will be refunded if no stay occurs.
The security deposit will be refunded within fourteen (14) days following departure, less any deductions for damage, excessive cleaning, missing items, or violations of this agreement.
RENTER is strongly encouraged to purchase travel insurance, including "Cancel for Any Reason" coverage, to protect against unexpected illness, weather events, travel disruptions, family emergencies, or other unforeseen circumstances.
No refunds will be issued for late arrivals, early departures, inclement weather, beach closures, utility interruptions, mandatory evacuations, or other circumstances beyond OWNER'S control.
