Cancellations – Must be received by Landlord in writing and must be made prior to check in. If property is re-rented for the original amount, Landlord will refund 100% of the total rental fee. If re-rented for less than the original rate, the Tenant will receive the balance of the rental fee. If property is not re-rented, no refund will be paid.
Travel Insurance – Landlord advises Tenant to get travel insurance. This is intended to provide protection to Tenant against losses for certain pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your travel investment and force Tenant to incur unplanned additional expenses. No refunds of rental fees will be given by the Landlord as a result of circumstances beyond Landlords’s control, i. e. force majeure ;including but not limited to hurricane or storm related evacuations, road closures, inclement weather, or any illness or injury to someone within your traveling party; that may cause you to cancel your trip.
Evacuations – When rental property comes under a Voluntary Evacuation ordered by any government, the Tenant must vacate the property. This is because the area is expected to be hit with enough of a storm to cause wide spread power outages and there will be high winds; requiring the Landlord to shut down property and bring in outside furniture, etc. Landlord also evacuates themselves.
Payment – Before December 15 of this year, a payment of 50% must be mailed to Landlord along with signed lease. January 1 of rental year all free weeks will be offered to wait list and then made public. Tenant should make a copy for their files. Final 50% is due to Landlord one month before check-in, along with a separate security deposit check.
Check In – Check in time is 2pm. Check out time is 11am.
Landlord provides but does not guarantee 10 beach badges.
