Policies
If Guest wished to cancel the reservation, the deposit will be refunded as follows:
100% if cancelled 90 days prior to the Check-in Date
50% if cancelled 60 days prior to the Check-in Date**
** All efforts will be made to re-book the property. If re-booked at the dame or lesser rate and conditions, Owner will refund any payments received from the new tenant less a $500.00 dollar cancellation fee.
b) Maximum Overnight Occupancy: 14
c) All renters and guests agree to comply with all local laws and ordinances.
d) Smoking on the property is NOT permitted.
e) People other than those in the Guest party set forth herein may not stay overnight in the property. Any person on the property is the sole responsibility of the Guest/Tenant.
f) The Premises is privately owned, the owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuable of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
g) Keep the property and all furnishings in good order.
h) Only use appliances for their intended uses.
i) Pets are NOT allowed.
Under no circumstances are pets to be on the property. If pets are found to be on the property, that shall constitute ground for immediate eviction and termination of the remainder of the lease.
j) GARAGE can accommodate at total of 2 Cars; off street driveway pad parking is limited to 2 Additional Vehicles, all other vehicles are to be street parked in designated parking areas only. Parking permits are not required by the township. Any illegally parked cars are subject to towing the township; applicable fines/towing fees are the sole responsibility of the vehicle owner.
k) Housekeeping: There is no daily housekeeping service. While linens and bath towers are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the property.
l) The tenant and guests shall not make or permit any excessive, disturbing or annoying noise in or around the property. Noise level day and night must comply with local governing ordinances.
m) Water and Sewer: The property is services by the township’s systems. The sewer system is very effective; however, it will clog up of improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages to cover the costs of any emergency plumbing repairs. The house is equipped with an auxiliary pump to maintain water pressure through the home.
n) Landscaping: General Landscaping services will be provided through the growing season. Care should be taken to keep clear of landscaped areas.

House is brand new
First time staying at this house. Plenty of pots and pans. Everything new in first floor. Well appointed. Not far from beach at all 2 blocks. Very Quiet area. Great porch and tiki bar. Plenty of space and beds.

The best views of the Ocean and great views of the sunset from the roof. The whirlpool is a bonus and the hose has everything you need for a family vacation.

Big Blue Never Disappoints
This was our 6th year enjoying our family vacation in LBI staying at Big Blue. We are 8 adults and 5 children who enjoy every aspect of this house from enjoying our meals together, playing games, watching sunsets and lounging around the pool. Thank you for letting us enjoy your home.

Gorgeous House, Great for Families!
This house is a stunner! The views are spectacular, and as another reviewer mentioned, the owners do a great job of keeping the house immaculate. We stayed there with our two young children and my parents. If you're bringing your littles, I recommend bringing at least two baby gates: one for the stairs up to the family room and one leading to the roof deck. There's also a beautiful white couch, so plan accordingly if you have small babies in your group--maybe bring a playpen. But don't let that deter you at all from renting this gorgeous house! There's plenty of space for everyone to spread out. And we loved that the second master bedroom was located right next to the children's room with an adjoining deck. It made it perfect for us to hear our little ones in the night. The bunk beds were also super fun for the kiddos! I believe they're full or queen sized mattresses, so you could potentially have 4 kids sleep in there. We also liked that the main master bedroom is located on the same floor as the kitchen (3rd floor), so whomever stays up there can be separate from the rest of the bedrooms on the 2nd floor if they'd like more privacy. The house has everything you could want, really--even a hand weight set and workout mats in the garage to get a workout or two in if you wish. I repeat: do not hesitate to rent this house, you will love it!

Wonderful Vacation!
This was our first experience renting a home for a week and we absolutely loved it! Pat and Maria went above and beyond to make our stay enjoyable – they really thought of everything! The house is beautifully decorated, comfortable, immaculate, and right on the beach. What a spectacular view from so many of the rooms, especially the kitchen and family room. The view from the rooftop was lovely for watching the sunset. Our family enjoyed being together yet had enough room to spread out. This was a special vacation for all of us and we highly recommend to anyone! We hope to be back again next year.

Awesome house!
We have been renting on LBI for over 20 years and this is by far the best house we have stayed in. The house is beautiful, so comfortable, well decorated and immaculately clean. We loved the kitchen/living room/deck area with the spectacular views of the beach, the reading/working nook, the rooftop lounge and bar where we could watch the sunrise and sunset and all of the well appointed bedrooms. The location and views are perfect - our first time on the south end of the island.
Highly recommend and would definitely come back!!!

Dream House
We splurged on this house for my husband's 50th birthday and it was so fabulous. The house is beautifully decorated and spotless. All the bedding felt like we were staying at a 5 star hotel and there were so many thoughtful amenities throughout the house. Between the house itself, the proximately to the beach and the views, we felt like we had left the country and travelled to an exotic island. We won't be able to do the beach any other way now :)
