To cancel, tenant must notify owner in writing by email and by telephone to the email address and phone number listed above.

If Guest wished to cancel the reservation, the deposit will be refunded as follows:

100% if cancelled 90 days prior to the Check-in Date
50% if cancelled 60 days prior to the Check-in Date**

** All efforts will be made to re-book the property. If re-booked at the dame or lesser rate and conditions, Owner will refund any payments received from the new tenant less a $500.00 dollar cancellation fee.

a) No Graduation, Prom, Wedding, Bachelor or Bachelorette parties permitted.

b) Maximum Overnight Occupancy: 14

c) All renters and guests agree to comply with all local laws and ordinances.

d) Smoking on the property is NOT permitted.

e) People other than those in the Guest party set forth herein may not stay overnight in the property. Any person on the property is the sole responsibility of the Guest/Tenant.

f) The Premises is privately owned, the owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuable of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

g) Keep the property and all furnishings in good order.

h) Only use appliances for their intended uses.

i) Pets are NOT allowed.

Under no circumstances are pets to be on the property. If pets are found to be on the property, that shall constitute ground for immediate eviction and termination of the remainder of the lease.

j) GARAGE can accommodate at total of 2 Cars; off street driveway pad parking is limited to 2 Additional Vehicles, all other vehicles are to be street parked in designated parking areas only. Parking permits are not required by the township. Any illegally parked cars are subject to towing the township; applicable fines/towing fees are the sole responsibility of the vehicle owner.

k) Housekeeping: There is no daily housekeeping service. While linens and bath towers are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the property.

l) The tenant and guests shall not make or permit any excessive, disturbing or annoying noise in or around the property. Noise level day and night must comply with local governing ordinances.

m) Water and Sewer: The property is services by the township’s systems. The sewer system is very effective; however, it will clog up of improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages to cover the costs of any emergency plumbing repairs. The house is equipped with an auxiliary pump to maintain water pressure through the home.

n) Landscaping: General Landscaping services will be provided through the growing season. Care should be taken to keep clear of landscaped areas.
