A 50% reservation deposit is required, paid via Venmo, PayPal, Zelle, or personal check. This must be received within three (3) days of confirming and agreeing to the reservation. The advance payment will be applied toward the Total Rental Amount. Final payment is due 21 days prior to your check-in date. In addition, a refundable security deposit of $500 will be collected at time of booking.

The advance payment is not a damage deposit. The BALANCE OF TOTAL RENT AMOUNT is due twenty one (21) days before your check-in date. Please note: Personal checks only accepted if received at least three weeks prior to check-in. No payments will be accepted at check-in.

**After confirming and agreeing to dates and price, you'll promptly receive an email from 322w6thshipbottom@gmail.com with all necessary payment and booking details, along with Lease Agreement to be signed and returned. Your agreed upon dates are tentatively held for the aforementioned 3 days, until the 50% reservation deposit and refundable security deposit is received. UNTIL THE 50% RESERVATION DEPOSIT IS RECEIVED, YOUR BOOKING AND DATES ARE NOT FINALIZED**

PARKING – Driveway Parking is limited to eight (8) vehicles. Vehicles are to be parked in the driveway before any street parking in front of house. Parking on the road is permitted, per local parking rules. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

BEACH BADGES – Sixteen (16) Beach Badges will be included with the rental, only to be used by the tenants of the house. Failure to return these badges will result in a deduction of $25 per badge, from your security deposit.

NO LARGE OR LOUD PARTIES ALLOWED – There are no Large or Loud Parties allowed, while on these premises.

MINIMUM RENTAL AGE – Lessee signing this document and responsible for tenants must be a minimum of 25 years of age.

NO SMOKING ALLOWED IN THE HOUSE

NO PETS ALLOWED IN THE HOUSE. Apologies, we do love our furry friends, but they won't be in this house either!

Terms and conditions

CANCELLATIONS – Requests for cancellation of this lease must be in writing, 30 days prior to check-in date, subject to the following: Lessee will receive a refund of payments made prior to date of acknowledgement of request for cancellation, less 5% Administrative Fee for relisting. There is no lease cancellation less than 30 days prior to check-in date, and no deposit refund will be granted.

Final payment is due 21 days prior to check-in date unless lease cancellation is agreed to in writing by Lessor, 30 days or more prior to previously agreed upon check-in date.

MAXIMUM OCCUPANCY – The maximum number of guests is limited to sixteen (16) persons. An additional charge or $25.00 per person per night for guests in addition to sixteen (16) will be assessed.

MINIMUM STAY – This property requires a five (5) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 5 days, the guest will be charged the five (5) night rate.

NO DAILY HOUSEKEEPING SERVICE – Daily housekeeping service is not included in the rental rate. Please bring your own beach & bath towels. We do not permit towels or linens to be taken from the house.

NO LINEN AND TOWEL SERVICE – As is customary for summer beach rentals on LBI, there are NO LINENS, SHEETS, OR TOWELS provided to you during your rental stay. Please BYO. Blankets, comforters, and pillows ARE provided.

This home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the lessee and other occupants of the house during lessee’s agreed rental period. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
