This home is set up with a check in/check out on Friday to avoid crazy traffic and give you a fully weekend at the house. Unfortunately, pets are prohibited on the property and in the home and the home is a non-smoking premises. One must be at least 25 years of age to lease this property and the person signing the lease must be at the property throughout the lease period.

Terms and conditions

Fees: A non-refundable Initial Deposit of half of the rental fee is due at time of rental - receipt of the initial deposit and signed contract will allow the Landlord to reserve the house for your use. The remainder, or Final Payment, including the second half of the rent fee, the lodging service fee, and the security deposit are due and payable no later than thirty days prior to the commencement of the rental period, unless specified otherwise. Should the Lease be executed within thirty (30) days of the commencement of the Lease, all monies including 100% of the rent, the cleaning fees, the lodging fees, and the security deposit are due prior to the start of the Lease. Please note that in the case where two or more Leases are signed and returned, the Lease for which all properly executed paperwork is received by the Landlord and all fees are cleared and in the Landlord's bank account will have the Lease. All fees are in US Dollars. There will be a $35 charge for all returned checks.

Subject to a maximum limit of $100.00 per week, Landlord agrees to pay for utilities including electric, gas, service, water/sewer, pest control, basic cable, trash,, and yard maintenance. Any fees in addition to the $100.00 limit will be billed to the Tenant and deducted from the Security Deposit. Example: The electric meter will be checked at the commencement and termination of the lease, and the KWH used during the tenancy calculated. Applying a blended rate of $0.13 per KWH, any usage above $100 will be deducted from the security deposit.

Right of Entry: Upon 24 hours notice, or in case of emergency, Landlord or Landlord’s representative has the right to enter the unit for the purpose of making repairs or to inspect the unit. Tenant may not alter premises or add locks without written consent from Landlord.

Occupants: Only those designated in this agreement as Tenant shall occupy the unit unless written consent of Landlord is obtained. Occupants must be 25 years or older, unless accompanied by a parent or guardian.

Pets: Pets are not permitted.

Smoking: No smoking is permitted in the house. There will be a $ 500 fee to clean the property, should there be any residual odor of smoke and / or cigarette butts left on the property at the conclusion of the rental.

Cancellation Terms: All rental payments are non-refundable.

Surrender in Good Condition / Check-Out and Cleaning Charges: Tenant agrees to surrender possession of the leased property at the expiration of the lease, peaceably and without delay, in as good condition as it was at the commencement of the lease, reasonable wear and tear, act of God and/or other causes over which the Tenant has no control excepted. Basic cleaning is included in the rental fees, as outlined herein, however, if Landlord determines, in its sole discretion, that excessive dirt, furniture stains, carpet stains or other damage is present, additional charges will be assessed and deducted from Deposit. In the event damages exceed the amount of the Deposit, Tenant shall be liable for any additional amounts.

Maintenance: Landlord shall be responsible for structural repairs and repairs to existing plumbing, electrical, phone wiring, appliances, air conditioning and heating systems not caused by Tenant’s misuse or neglect and Landlord’s liability shall be limited to the repair. Landlord shall not be responsible for incidental or consequential damages. Tenant may not make any structural or decorative changes to the unit and Landlord is not responsible for making decorative improvements at Tenant’s request.

Assignment: Tenant may not assign this agreement or sublet the premises or any part thereof. Any unauthorized transfer of interest by Tenant shall be a material breach of this agreement.

Indemnification: Tenant agrees to indemnify and hold harmless Landlord and its agents and representatives from claims, suits or damages of any kind, from or related to any acts or omissions of Tenant or Tenant’s guests, without regard to fault.

Risk of Loss: Personal property of Tenant and Tenant’s guests shall be in the unit at the sole risk of Tenant. Landlord shall not be liable for any damages caused to said personal property arising from fire, acts of God, criminal acts, acts of negligence or bursting or leaking water pipes, roofing, walls, etc.... All amenities (including, but not limited to, Stove, Oven, Refrigerator, Microwave, DVD, etc... are a courtesy of the Landlord and in the event of failure, replacement is not guaranteed.

Respect for the Community: The property is located in a quiet residential community. Tenant agrees that the property is not to be used for large gatherings, parties, receptions or other events which cause excessive noise. Noise is not permitted outside the house after 10PM. Violation of this provision is cause for immediate eviction, forfeiture of your deposit and Tenant will be responsible for payment of all fines and penalties imposed. No parking outside of the driveways.

Time is of the Essence: Time is of the essence with respect to all time periods contained in this agreement.
