Description
Our beach house is located just 100 yards from the beach in the quiet LEHYC area of Beach Haven. There are 4 bedrooms and 2 baths upstairs. The upstairs master bedroom is located on its own level and has a king sized bed, a 40" flat screen HDTV, and a really nice private bathroom. On the main floor there is a fully equipped kitchen, a full bathroom, a queen sized bedroom, and 2 bedrooms each with 2 twin beds. The living room has comfortable seating, with a 55" 4K HDTV. Bamboo hardwood floors are throughout the home. There is a dining deck off the living room with seating for 5. There is a rooftop deck which walks up from the dining deck and offers great ocean views. The home has central air, WiFi with Comcast 600Mbps internet, HD cable TV, dishwasher, washer and dryer, microwave, pots and pans, toaster, coffee maker, blender, glasses, and dishes. There is an outdoor shower at the base of the stairs and a patio in the back yard with a dining table, picnic table and a large gas grill. There is also plenty of storage in the backyard shed for bikes and beach gear. 4 beach badges are provided. NO CLEANING FEES.

Please Note: Sheets, Pillowcases, bath and beach towels are not provided but we have an arrangement with a local concierge service who can supply both for a modest fee. There are comforters on each bed and a few blankets in the closets. Pillows area available. A breakdown of all bed sizes is included in this listing. A "starter" supply of toilet paper and paper towels are provided to get you started but guests will be required to provide their own supply for their stay.

Policies
No cleaning fee.
Advanced bookings: (anything before Dec 1st for the following year) require a $500 deposit to hold reservations, with 50% due December 1st and the balance due 30 days prior to rental.
All other bookings require 50% with signed lease and the balance 30 days prior to rental.
Rates are subject to change until reservation is confirmed.
Owner's Cancellation Policy:
Summer Rentals: Bookings cancelled before Dec 1 are entitled to a refund of their booking deposit. No refunds for bookings cancelled after December 1st. Owner will attempt to re-rent. If successful owner will refund payments less any difference in the rebooked rate plus a $250 cancellation fee.
All other rentals: No refund for cancellations. Owner will attempt to re-rent. If successful owner will refund payments less any difference in the rebooked rate plus a $250 cancellation fee.
Min. age of primary renter: 25
We don't rent to groups of students. NO EXCEPTIONS.

Don't Pass This One Up!
This house is a must when considering your options on LBI. Much closer to the beach then it looks on the map. Clean with lots of natural light. The roof deck was great. Upstairs bathroom has two sinks. Both bathrooms had nice showers. Washer and dryer looked new and detergent was supplied by owner. Owner was quick to respond to any questions we had during our stay. We did not use backyard but there were two tables and a nice grill. We were able to walk to restaurants in the heart of Beach Haven (about a mile).

I ❤️ LBI
We stayed in the upstairs unit. Beautiful beach and easy access. Short bike ride to town. Nice rooftop decks with ocean view. House was good, bright and airy. Be mindful of 10am checkout.

we would definitely recommend this house
we stayed at this house with one other family over labor day weekend. we loved the location.. it was steps to the beach and in a really quaint and quiet residential neighborhood. all the shops, restaurants, and fantasy island were nearby and easy to get to riding our bikes. the house itself felt much bigger than what we expected because of the vaulted ceilings, and the house itself was clean and well stocked with everything we needed. tim was very pleasant, always responded quickly, and went above and beyond to accomodate us. we would definitely recommend this house and hope to return next summer!

We had a great time
We had a great time in Tim's house! The rooftop deck and views of the ocean were amazing! We have small children and having a home steps from the beach was perfect! Also, everything you could ever need is stocked in this home! We took full advantage of using the beach gear provided. Our stay was relaxing and full of family time, we hope to stay again!

Fantastic! Beautiful spot in quiet neighborhood yet close to everything
The property was perfect for entertaining guests and enjoying the views of the ocean and the bay. We could walk into Beach Haven easily for meals or shopping. Information provided by the owner was very comprehensive. It could not have been any better.

We had a grate stay at Tim’s place. We were 4 couples visiting LBI for a wedding and had plenty of room. We loved the upstairs deck and all the outdoor spaces. It’s only a block from the beach. Tim was super response and helpful. We’d definitely stay here again!

This was an outstanding experience from start to finish. Timothy was very responsive, often replying to a question within minutes, and provided useful information in a user friendly format. The house's location so close to the beach worked well for our grandchildren (a two-year-old and four-month-old), and the backyard shed was well stocked with toys, boogie boards, beach chairs, etc. The space is bright and cheery, with up-to-date technology. We were pleasantly surprised at the ample supply of kitchen, bath and washer/dryer essentials. Perhaps the best testament to how much we enjoyed staying here (notwithstanding rain and generally poor beach weather) is the fact that we've already booked the upstairs again for September 2019 - and for an even longer period.
