Great views let you know you're at the beach even when you're not on the beach or go ahead and take the private walk over the dune to visit the guards at the waters edge. 3 distinct spaces to hang out together and plenty of room if you choose to be separate. Dog friendly (additional fee and owner approval) with fenced run area and direct ground level access.
Open deck and large "L" shaped living room on the main/upper level. Another living room on the bedroom level with a hot tub on the partly covered deck. Ping-pong in the garage at ground level along with storage for beach gear and access to the outside shower.
Two "bunk" rooms each have a twin over full bunk set plus a queen bed, sleeping up to 5 each; private bath in one and hall bath for the other. Each of the 2 "guest" suites has a queen bed and private bath. Master suite located on the main/upper level, has king bed, private bath and large walk-in closet. Queen pullout in the bedroom-level living room. Maximum of 18 people total.

This is the third year our family has rented this home. It has been a wonderful experience each time. Our main goal is for our family to get together each year now that everyone lives in different cities.
The location of the home is perfect - right on the beach. In good weather you are a two-minute jaunt from the beach (don’t underestimate the value of a close bathroom) and in bad weather you can sit in the spacious living room and look out on the waves. The house is well-maintained with improvements made each year that we’ve rented there. Technology is a plus with whole house Wi-Fi and state-of-the-art TVs - the main TV having a Sonos sound system.
The second living room on the first floor is a real plus when some in your party want to play a video game while others want a quiet place to read a book.
Rick and Mindy (the management team) are super responsive and just a text away when needed plus full of helpful suggestions for places to eat.
The best recommendation we can give the house is that we plan to go again next year!

I read the “awful” review before we arrived, so I contacted Mindy and heard the other side of the story.
Mindy was at the house when we arrived and gave us a tour and explained everything we needed to know about the kitchen appliances, the hot tub, the remote-controlled shades, etc. It was very helpful.
The house is beautiful and was spotlessly clean. We loved the extra amenities, such as the shelf full of beach and bath towels, the sand toys, the beach chairs, the bicycles, etc. The showers are luxurious, although it takes a minute for the hot water to come out.
We never heard a word from Mindy during the week, until she arrived just as we were checking out and we did another walk through. We were responsible tenants and respectful of the property. Would definitely recommend it.

I would give this 0 stars if I could. This was the worst experience with a rental home we've ever had. We have been renting in LBI for the past 12 years and have never had an issue. I rent every year with my 4 daughters and my grandchildren. We are all professional women with serious careers. We've always taken care of the homes we rent as if they were our own and have never, ever lost a single cent from a deposit. Well, this was a completely different story.
First - the real estate agent, Mindy Berman was absolutely awful. She walked into the house at her convenience, was constantly on top of us, literally eavesdropped on our conversations, it was as if she was the one renting the home and living in it herself. She was quite a piece of work and treated us like second class citizens! Also, her husband, Ron, was the handyman. He was extremely rude, also walked in at his convenience, was constantly there due to all the issues with the house and the fact that he was making money for repairs was CLEARLY a conflict of interest.
The issues were:
The house was a dirty mess when we arrived with an inch of dust on the shelves where we were supposed to put our clothes. We had to dust prior to unpacking.
There was dog hair everywhere. 2 of us are allergic to dogs so this was not pleasant.
Broken ice maker - we had to buy our own ice. At first Mindy and husband tried to blame us for that, saying we didn't have it set correctly, but we never changed the setting and that wasn't the issue. We later found out that it was a brand new freezer that was defective.
Shower flooded due to unfinished renovation - Mindy and her husband tried to blame us for that at first as well, but then the truth came out that it was never sealed by whomever installed it.
The hose under the kitchen sink broke and water leaked all over the kitchen - also tried to blame this on us. We clearly never reached under the gross kitchen sink, it was wear and tear or age.
The hot tub broke. They first claimed that it was a breaker that we flipped, however the breaker box was locked and we couldn't even access it. When we pointed out this fact, they then changed their story and claimed it was because we didn't shower off sand prior to entering the hot tub, which we did. They charged us $133 for this.
They accused us of stealing a standard Tommy Bahama beach chair which we never saw and never used. WE BROUGHT OUR OWN CHAIRS. They charged us $155 for this. You can get them at Costco for $40 or less.
If you want to rent a home with Mindy and Ron and be responsible for all of the previous wear and tear and issues, this is the place for you.
