This Short Term Guest/Rental Agreement (the “Agreement”) is made by and between _Mr. and Mrs. Bobby & Angel Montreuil_ (“Homeowners”) & ____Jane Doe________(“Guest(s)”) as of the date last set forth on the signature page of this Agreement. For good & valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Property. The property is located at: _ 123 Any Old Street, Beach Haven NJ 08008_
1. The 4 bed/2.5 bath semi detached house w/single attached garage is fully furnished & includes use of driveway, single garage w/2nd fridge & microwave, Ping Pong Table, Beach Gear; new 36 qt rolling cooler, new pull cart, 8 chairs, 2 new 6ft parasol, 2 chaise lounges, 2 boogie boards & 2 beach bags, 8 beach badges, outdoor shower, backyard with dining table w/8 chairs & 8 full seat cushions & parasol, 2 wooden chaise lounges w/cushions, 4 Adirondack chairs w/3 side tables, 4 plastic chairs w/2 side tables, use of outdoor DACOR gas grill, propane included(if you need to exchange tank during stay, please send receipt for reimbursement), 2 upstairs balconies w/bistro table & parasol, chaise lounge, 3 Adirondack chairs & 2 side tables, central heat/AC, electricity, cable TV, Xfinity X1, Netflix, Apple TV, Apple Home Pod, unlimited WiFi, land line with unlimited calls within the U.S. & to Canada, as well as pillows, shams, light comforters & furnishings detailed in listing description such as but not limited to kitchen being stocked w/dishes, utensils, pots & pans, as well as spices, oils & vinegars (all subject to change without notification).
2. Bed linens, bath & kitchen towels, dish & dishwasher soap, all paper products, toiletries, and laundry soap are NOT included, guest must bring for their entire stay. There may be some items that owner has left for your convenience or from previous guests, however they are not guaranteed. Propane tank(s) at the house may be exchanged by guest instead of purchasing new tank(s) and upon sending receipt to owner, will be issued a refund. 3. Rental Party: The rental party shall consist of named Guest & following persons: (Please list all guests’ full legal names) ___Jane Doe, John Doe, Jane Doe Jr., John Doe Jr., Sally Smith, Sam Smith, Sally Smith Jr., Sam Smith Jr.____________
4.Maximum Occupancy: The maximum number of guests is limited to _8_ persons; _4_ adults, _4_child(ren) under 18. All guests must be 18 years of age or older unless accompanied by parent or legal guardian. If more than the above mentioned guests stay in home, the security deposit will be forfeited in full.. The _4_adults &_4_ child(ren) permitted in this rental party are named above.
5. Term of the Lease. The lease begins on _Saturday ##/##/## at 2pm_ (the “Check-in Date and Time”) and ends on _Saturday
##/##/## at 11am_(the “Check-out Date and Time”). There is no early check in nor late check out. If guest(s) attempt to enter the house early & the cleaning crew cannot finish cleaning without interruption, they will not guarantee their work & may not return if needed.
6. Rental Rules: Guest agrees to abide by the Rental Rules attached as page 3 as an integral part of this agreement & shall cause all members of the rental party & anyone else Guest permits on the property, to abide by the rental rules at all times or security deposit will be forfeited in full.
7. Access: Guest shall allow Homeowner or Homeowner’s agent(s) access to the property for purposes of repair, inspection & any other reasonable request. Homeowner shall exercise this right of access in a reasonable manner.
8. Rental Rate & Fees: _$#### for stay + $175 house cleaning + 11.625% tax $750 Security Deposit - refundable if no damage & house rules are followed + any applicable service/processing/booking fee paid to 3rd party site used for booking reservation
Payment: Payments are to be made in full and are non refundable, without exception. Payments to booking sites are paid in full to the site & refund policy for reservation & booking as well as booking fees are governed by site not by homeowner.
Rental Rate: Rates are subject to change without prior notification. Rates and reservations are not guaranteed until payment is received & guest agreement is sent to guest by owner, then filled out, initialed, and signed by guest and returned to owner with driver’s license; not when reservation is made online through 3rd party site.
PLEASE NOTE* Guest has the choice to purchase rental insurance on booking site for their stay in addition to the required security deposit paid to owner, not instead of & assumes all responsibility for damage(s) to the property or furnishing(s) during stay. Anything that is not covered by the guest(s)’s insurance, if any, will be charged to the guest(s) & deducted from their security deposit and anything over & above that amount will be charged as an incidental charge on the guest’s credit card provided on this guest agreement;
dirt or other mess requiring excessive cleaning; or
any other cost incurred by Homeowner due to Guests’ stay. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately in writing or will be held liable & be charged, no exceptions.
9. Cancellation Policy: No Refunds for cancellations made by guest after payment has been made. If owner cancels reservation for whatever reason, the total amount paid will be promptly refunded including booking fees if any.
10. Payment: Acceptable payment methods for booking through owner directly are Venmo, Zelle bank to bank wire, personal check, bank check, money order. Personal checks are not accepted when a reservation is made 45 days or less before check in date. Payments through web sites where listings are advertised are acceptable by e-check, credit and or debit card(s) or any other payment type(s) that site accepts, plus any applicable fee(s) paid to said site.

1. Guest agreement needs to be filled out in its entirety including credit card info, initialed where indicated, signed & returned to owner with Driver’s License within for access to be granted; refusal to do so will result in a cancellation at the guest’s expense, as stated on listing online.
2. Smoking of any kind is absolutely not allowed including Vape & such, anywhere in or on the property & security deposit will be forfeited if found otherwise, for deep cleaning fees of carpets, furniture, bedspreads & pillows.
3. This is not a party house! People other than those in the Guest’s rental party set forth above may not stay overnight in the property or security deposit will be forfeited. Any person in or on property, is the sole responsibility of Guest & any incidentals caused by such people will be charged to the Guest.
4. Owners are not responsible for accidents, injuries or illness that occurs while on the premises nor the loss of personal belongings or valuables of the guest(s). By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm & or loss arising from their use of the premises & all others whom they invite onto the premises. Guest has option to purchase damage protection for guest(s)’s stay & assumes full liability if any damage occurs if insurance is declined & for anything not covered by insurance. Insurance is not in lieu of security deposit, it is in addition to.
5. Keep the property, all furnishings & appliances in good order & upon check out, the property should be left in same condition as at check in. If any damage is found at check in by guest, owner must be notified immediately in writing or guest(s) will be held responsible. Only use appliances, big or small, for their intended use(s) & with adult supervision when children are in Guest’s rental party.
6. Parasols should be kept closed at all times unless adults are present and using the outdoor dining areas. Sudden gusts of wind will taken down the parasols and tables and will cause damage and possibly cause harm. Renters are responsible for keeping the outdoor areas safe for themselves and their guests. Please put away seat cushions when not in use.
7. Pets are absolutely not permitted at any times, not by the Guest & rental party, nor by any people visiting guests and if found otherwise, security deposit will be forfeited for deep cleaning fees of carpets, furniture, bedspreads & pillows.
8. Parking: Vehicles are to be parked on driveway .  Parking on the street is at your own risk and responsibility to not block neighbors’ driveways and observe street signs for town rules & all applicable laws will be enforced at the Guest’s expense.
9. Housekeeping & Garbage/Recycling: Daily maid service is not included. The one time fee for housekeeping is for vacuuming, cleaning the kitchen, cleaning 2.5 bathrooms, outdoor shower and grill; it does not cover doing guests’ dishes, bringing garbage & recyclables outdoors or anything else not mentioned above. There is a calendar for the trash and recycle pick up on the kitchen fridge and in the garage by the garage door or you may go onto beachhaven-nj.gov . Please make sure NOT to use plastic bags for the recyclables, as this is not permitted; place recyclable items directly into the plastic bin provided and roll to the curb before 7am of scheduled pick up day, the town will roll it back for you after pick up.
10. Beach Badges : 8 beach badges are provided for your convenience. Please ensure that all 8 are present upon check in and report immediately if they are not. If not reported upon check in, all 8 are assumed to be accounted for. Upon check out, please return all 8 badges on lanyard at the entrance on the oar coat rack. If any are missing, $55 will be deducted for each badge from the security deposit; $35 for replacement badge & $20 for service fee.
11. Gas Fireplace: Children are not permitted to use the fireplace at any time.
12. Water and Garbage Disposal: The house is on the town’s water system. No grease such as from bacon or chemicals such as Draino to be put down drains or garbage disposal. Only organic materials such as food scraps should be put down the garbage disposal; no bones. The system is very effective however it will clog up if improperly used. Do not flush anything other than toilet paper down the toilets; no feminine products or flushable wipes should ever be flushed. If any foreign matter other than human waste & toilet paper gets flushed & clogs the system, guest will be charged for plumbing charges as well as any parts & damages of up to $5000.
13. Storms & Medical Emergencies: No refunds will be given for cancellations due to inclement weather, medical reasons or otherwise. The cancellation policy has no exceptions; no refunds after payment has been made.

Beautiful Beach House

This has been the best beach house I've ever rented! The owners have everything labeled and this made it very easy for us to feel right at home. The house is clean and spacious with all the amenities you need at a beach house! We loved the easy walk to the beach and the short walk to some of the best ice cream on LBI. The owner is very responsive and helpful. We'll definitely be coming back again next year.

Wonderful family vacation!!!

Everything about the trip was amazing! The house was clean and beautiful with everything you could possibly want. The rooms were comfortable and spacious. We really felt as if we were home for the week. I only wish we could have stayed another week! It was a short walk to the beach, and with 2 kids that was a bonus. They had all the beach equipment you need which saved us from bringing our own. We had a fantastic time and can’t say enough about this rental. We’re already looking forward to next year! Thank you again for everything!

Wonderful home for a family vacation

Our family thoroughly enjoyed our stay at Le Beach House Montreuil in Beach Haven. ANGEL's home was tastefully decorated, and wonderfully equipped with kitchen cookware (two coffee pots) and an extra refrigerator in the garage, as well just about anything you would like in a kitchen. Angel equipped her home with books, games, televisions, and Wi-fi. Our family enjoyed The two balconies and The lovely backyard. The house was convenient to the ocean and bay. The neighborhood was quiet, but close to the busier commercial center of Beach Haven. Angel was very responsive and helpful making this a wonderful vacation. We hope we can arrange a time to come back next year. The Johnson and McCormick families.

Very well equipped and comfortable house!

This house has everything you could need and is incredibly organized. The owners are very responsive and helpful with any questions you have. It’s also a great location with a quick walk to the beach and the bay. It’s great for families and had a high chair, booster seat, beach toys and umbrellas, and also a play ground a short block away. We loved our stay!
