CANCELLATIONS POLICY
2. Cancellation Policy
a) Time is a critical factor in making sure all vacancies are filled for the summer. A reservation deposit keeps a rental unit off the market for a month preventing others from being able to rent it. This reservation deposit goes toward the renters overall fee which is due 10 days after signing this agreement.
b) In the case that a renter needs to cancel their stay, the lessor will put the unit back on the market. If the unit is re-rented for the original renter's stay the original renter will be refunded minus any discount needed to get the unit re-rented.
c) If any payments in the fee schedule at the beginning and end of this document are late the lessor will contact the renter to verify that the renter still plans on using their rental. If so the two parties will work out an adjustment to the timing of the fee schedule.

A 50% deposit is due within 7 days of making your reservation. The remaining 50% and security deposit will be due 45 days prior to arrival.

Security deposit
Property Condition, Security Deposit & Beach Badge Deposit
a) The security deposit and beach badge deposit is due at the same time as the full rental fee.
b) When you arrive, check your unit for cleanliness and damage. Notify the lessor of any issues. This is to assure the new renter that they are not responsible for any damage they did not cause.
c) The renter agrees to leave the unit in the same condition it was found upon arrival. This includes but is not limited to
i. No physical damage
ii. Make Beds
iii. All living spaces neat and tidy
iv. Dishes washed
v. Trash removed
d) The following are considered valid reasons for a claim on the renter's security deposit:
i. Late check-out
ii. Trash left in unit
iii. Vacation rental needing more-than-reasonable cleaning
e) If there are no problems, deposits will be returned by mail within 30 days after the date of departure. We are also happy to rip up your deposit check and send a picture.
f) The owners pay for a cleaning service between the check out time of one guest and the check in time of the next. Please recognize this is one reason a timely departure is important. Note that the cleaning service is only there for about 1 hour so the unit must still be left in a reasonable state for them to get it prepped for the next guests.

a) The renter must send a check equal to the value of 8 seasonal beach badges. If all beach badges are returned this deposit is returned in full. If any are lost this deposit will be used to cover the cost to replace them. The rest of the deposit will be returned.
