Frequently Asked Questions (or call Ira at 856-296-5228):
1) Rent daily? We do not rent daily between July and Labor Day. During the off season, we have a three (3) night minimum.
2) Check-in day? Check-in time? During the season check-in day is Saturday at 2-3PM and check-out is Saturday 10AM. We do not make any exceptions. We also do not allow any early check-ins or late check-outs as we are not a hotel with an on-site staff.
3) Allow pets? While we are avid dog lovers, we cannot allow pets under any circumstances (including service or small dogs) to avoid issues with guests having allergies.
4) Long weekends and short holiday weeks? Yes, as long as your stay is outside the July to Labor Day period.
5) Under 25 years of age? Yes, as long as a parent is a signer to the lease for each under-age tenant. Under-age security deposit applies.
6) Security deposit? Security deposit is $1,000.
7) Monthly off season rentals? Monthly season rentals are for the entire October to mid-May time frame only. Tenant pays 2 months rent in advance, and also absorbs owner's cost of power, natural gas, WIFI and cable TV services.
8) Parking? There is parking for one vehicle in the garage, two vehicles in the driveway, and as many parking spots you need in the street. There is alternate side of the street parking in Long Beach Township - north side of 45th Street Wednesday 9AM to Sun 9AM; south side of 45th Sunday 9AM to Wed 9AM. Do not park in the alleyway adjacent to the south of the premises as you will be ticketed and towed. The alleyway is our neighbor's access to their property.
9) Distance to beach (or top of dune)? It is about 499 feet to the top of the dune, or 2 minutes. The property is 7 homes from the beach.
10) Beach badges and beach chairs? 6 Beach badges and sand chairs are supplied.
11) Beach umbrellas? Beach umbrellas are not supplied.
12) Trash disposal? Trash and recycle disposal days are Monday & Thursday and Tuesday & Friday, respectively, as early as 7AM (summer only - off season Tuesday trash and Friday recycle). Tenants are responsible for separating trash from recyclables (paper, cardboard, bottles, cans). Do not place recyclables in plastic bags as the containers will not be emptied.
13) Rent discounts? None, unless you are renting the same or previous week for the following year. The current year's weekly rate applies if you leave your security on deposit with the property manager or owner.
14) Rent both floors? Both floors are available pending availability. This property is attractive to large groups or families who need proximity AND privacy. With multiple bedrooms, bathrooms, storage and yard space, there is plenty to offer those that need the room to spread out.
The Island: Long Beach Island is a barrier island 18 miles long, and on average three blocks wide, six miles off the coast of New Jersey. It is renowned for its pristine white beaches (rivaling those of Cape Cod or the Hamptons) and quaint resort towns.
The Property: Property is located off Long Beach Blvd. on 45th Street in Brant Beach. It is located Oceanside just seven homes from the beach. Your family will enjoy all the modern conveniences of home (central air conditioning, washer & dryer, outdoor gas BBQ, outdoor showers, new granite kitchen and a full tile bath). The house is located in a quiet family area of the island. You can easily get to the supermarket (located about a mile from the Acme), ice cream shops (also about a mile). Less than a block walk to the beach, the location makes it easy to bring the family to and from the home. Our home is also near the glorious Barnegat Bay (sunset viewing or boat watching on the intercoastal Waterway).

Use of a credit card with Venmo or PayPal adds a 3% fee to the total rent and security deposit.
2nd floor sleeps 5 or 6 people (5 in beds); 1st floor sleeps 8 people (7 in beds). Exceeding these occupancy limits will cause the lease to be cancelled and terminated. If a pet is found in the property during tenancy, the lease will be cancelled and terminated.

Great location / clean and comfortable
Great stay at Ira's, close to shops, beach, and restaurants. Only one suggestion - get rid of the space shower.

Second floor review
Everything in the home was great! It was the perfect size for three people, two adults and one child. It was stocked with everything we needed. The best part was walkable distance to the beach and to town( coffee shop especially). Beds were comfortable also! Landlord was very responsive to any of our requests and questions.

Clean, updated and close to the beach!
From start to finish Ira was wonderful in making our quick get away to LBI special. We were so grateful for Ira’s willingness to allow us to stay for a shortened week. Upon arrival the home was extremely clean. We were grateful for the proximity to the beach, and beach chairs available for use. We would book again in the future. Thank you!

Excellent Vacation Home
My son and I rented this home which was absolutely perfect. It’s a very clean, bright, updated, spacious, two bedroom apartment, with a comfortable pullout sofa bed. Our family visited for my birthday celebration, the outdoor space was very accommodating. Being about six houses from the beach is the best.The owner, Ira, is pleasant and very willing to help with any questions. We had a great family vacation!

Just the Best
We rent this unit for a week every July, but needed a little time away earlier in the year this summer, so we added on 5 days in June. As always, Ira’s place is immaculate and he is an absolute pleasure to rent from. There are some new upgrades for the 2024 season, and we really enjoyed them. The lounge chairs on one of the decks in particular were great and allowed us to still relax in the sun in between trips to the beach. Speaking of, the location just can’t be beat—just a few houses from the beach and right across the street from Daddy O and their rooftop bar. We already can’t wait to be back in a few weeks!

Perfect Beach Getaway
The unit was very well appointed with comfortable furniture, a small but functional kitchen, 2 bedrooms to accommodate up to 5 people comfortably (plus a pullout sofa), Weber gas grill, and easy beach access. Will book again!

Excellent as always
This was our 3rd time staying at this property (1 year in the bottom unit, 2 years in the top unit). As always, we had a wonderful stay. The property is clean and well taken care of. It's a short walk to the beach. Perfect for us and our kids. We were able to set up, go back to the beach later, take breaks, etc., all because of the close proximity to the beach.
The property owner is very attentive to details and very quick to respond to questions or concerns. They also provide beach chairs, as well as some essentials inside the house to get your started for your stay. Plenty of outdoor sitting areas to enjoy and relax.
It was a very comfortable stay for the 4 of us. The bedrooms are nice sizes. Our kids shared a room and each had their own bed. Being able to log-in to our own TV streaming services was also a plus.
Will definitely look to book this again for our next visit.

First Time Renters on LBI - AMAZING location!
My family (2 adults + 2 kids) spent a week on the 2nd floor of 8 45th St. and we had an AMAZING time. The location is key - a couple of minutes to the beach and right smack in the middle of everything, while still being a rather quiet neighborhood. Property owner is exceptional and attentive. The house is incredibly clean. Only drawback is a relatively small shower in the bathroom - my 6'2" husband wound up using the outdoor shower the entire week but he loves outdoor showers so there were no complaints, really. Can't wait to return. Kids had a great time, too. Again, the property is pristine - I've never stayed in a cleaner rental anywhere else.

Wonderful Stay
We had a lovely stay at this property. We had previously stayed in the lower unit a few years ago and loved it, and we had a similar experience here. The unit was the perfect size for our family (2 adults, 2 children ages 8 & 2). It was clean and comfortable. The front deck provides a nice view of the ocean and we enjoyed sitting out there in the afternoon and evening, BBQing and listening to the ocean.
The location was perfect for us. Steps from the beach, walking distance to plenty of stores and restaurants, and a short drive to the grocery store, Fantasy Island, etc.
The owner has done a nice job of keeping the unit clean and updated. The deck around back is huge and has very convenient access from the master bedroom. Ample closet space in both rooms to accommodate storing bags and suitcases.
The streaming TV via Roku was a nice added touch, especially for the kids, and the TVs in each room were really helpful (again, especially for the kids).
We also appreciated being able to use the owner's beach chairs, as well as a supply of spring water in the garage refrigerator.
In the past, I've been ready to go home at the end of our vacations because family trips are just a lot of work and stress, and after a week it's just time to go.
But, when our check-out date came, none of us were ready to leave. We had such a great time. We plan to book again as soon as we can finalize our future dates, but we know we'll have to act fast!
