- The price for groups of young adults or parties of 14 or more may differ from the calendar pricing, depending on the number of people in the party. I also require a refundable security deposit for such rentals.

* Maximum number of overnight persons is limited to 18-25.
* At the end of the rental period, the renter will quit and surrender in as good condition as reasonable wear and tear will permit, damage by the elements excepted. The renter further
agrees to leave the premises clean and orderly and leave the keys upon departure.
* The renter shall not let or sublet. The renter shall not use or occupy the premises for any business without written consent of the owner under penalty of forfeiture and damages.
* If any rent shall be due and unpaid or if default shall be made in any terms and conditions hereof, then it shall be lawful for the owner to re-enter the premises and remove all persons there from.
* The renter shall be responsible for all movable property in the premises at the time of the rental. If any such property is lost, damaged, or destroyed during the rental period the renter shall pay
reasonable price therefore.
* House trailers and recreational vehicles shall not be parked on the premises.
* Owner is not responsible for immediate repair of inoperable appliances other than refrigerator, stove, or hot water heater.
* Renter is responsible for all personal and household necessities such as toiletries, dish soap, and paper products (including paper towels, toilet paper, napkins, etc.).
* Cancellation: In the event renter cancels his/her reservation of the above referenced property and said property is not re-rented during the entire term set forth above, the balance will be due
and any deposit monies will be forfeited by the renter and retained by the owner. If the property is re-rented for the entire time period and confirmed, then all consideration previously tendered by the renter will be refunded to him, with the exception of 10% of the total contract amount which is held as a service charge.
* The renter agrees to pay any fine imposed upon property owner as a result of any problems caused by renters during tenancy.
* The renter affirms that he/she is an adult and that the property will not be occupied by any minor unless an adult is present.
* Each person over the age of 18 needs to sign a separate lease provided by owner. Any person under the age of 18 needs to have a parental signature.
* To protect the premises from possible sudden storms, please close and lock all windows and doors when vacating property.
