Cancelations to your rental after receipt of the "Initial Deposit" must be made in writing and received by Landlord prior to check-in. If the property is re-rented for the original amount, Landlord will refund 100% of the total rental fee. If re-rented for less than the original rate, the Tenant will be responsible for the difference between the original rental amount and the amount the house was re-rented for. The difference in rent will be deducted from any monies paid by tenant to landlord. If the property is not re-rented, no refund will be paid and Tenant shall be responsible for the full rental amount. Landlord shall have the right to approve any re-rental (no sub-letting shall be allowed under any circumstance). No refunds of rental fees paid will be given by Landlord as a result of circumstances beyond our control, including but not limited to hurricanes or voluntary storm-caused evacuations, road closures, inclement weather, or any illness or injury to someone within your traveling party that may cause you to cancel your trip. The sole exception to this cancelation policy shall be mandatory evacuations as ordered by the State of NJ. In the event of a mandatory state ordered evacuation the amount of any refund shall be prorated on a daily basis for each day of the mandatory evacuation.

Tenant must leave the property clean and ready for the next guests; all dishes washed, all food removed from the refrigerator and refrigerator wiped clean, all trash removed from home, all bed linens stripped and floors swept or vacuumed prior to departure at check out. Failure to adhere to any term or condition of this lease may result in possible loss of all or part of the security deposit.
Damages to the property during the occupancy that are caused by the Tenant or their guests are the Tenant's responsibility, must be reported to the landlord immediately, and paid for prior to departure. If the cost of the damages is undeterminable by the time of departure, the Tenant shall remain responsible for such costs, and agrees to pay promptly when notified by the Landlord.
In the event that damage or other violation requires the holding of security, Landlord shall notify tenant in writing to the address stated in this lease of the reasons for a security hold and the costs of said hold.

A pet (1 dog maximum) is allowed with an additional payment of $250 pet fee. Pets must be house- broken & all pet waste is to be removed from the property upon check-out. Failure to do so will result in loss of security deposit.

Family Groups ONLY: The Tenant agrees to occupy the premises in a quiet manner and affirms that he/she is an adult over the age of 25. The property will not be occupied by persons under the age of 21 unless an adult is present. The signing member of Tenant's party shall occupy the property for the entire duration of the lease.

Our favorite home away from home

Our families, six adults, one child and one baby all stayed for a delightful week at this Oceanside home in Ship Bottom. We went to the ocean beach every day and some days we went to the bay beaches. It was a short drive to all the local attractions like Fantasy Island - a favorite! We biked everyday. We loved to go up on the roof deck in the late evenings to see the sunset or see the beach in the moonlight. The house has everything you need. We really enjoyed it. The house is beautifully decorated, well designed, new and super clean. The owners are absolutely so considerate and responsive. We all plan to return.
