Policies
3) HURRICANES & TROPICAL STORMS - There are NO REFUNDS for hurricanes, tropical storms, or weather conditions, even if a mandatory evacuation is ordered (optional travel insurance is offered for Renters protection or Renter may obtain through a third party. Renter ASSUMES THE RISK).
A separate refundable property damage Deposit: $1000. Once confirmed that no damage is recorded, a full refund will be granted at the end of our lease agreement.

Three generation gem
We stayed at Sebastian’s home last week and all three generations loved this house. The common area was more than enough space for 8 adults and 4 children and the covered porch was a favorite space for all. The upper deck was a perfect respite for quiet and for a couple of hours of work. Everyone had their own privacy. The house is well-equipped with beach chairs, umbrellas, carts. It’s a 5 minute walk to the beach with no street to cross, which with 4 children is a blessing.
Sebastian was highly responsive and a pleasure to work with.
We can’t wait to go back next year!

Terrific Home
This home is perfect for multi-generations. Everyone had the privacy they wanted and needed. Seating on the covered porch enabled us to seat all 12 of us. The 3rd floor deck has amazing views, sunsets are spectacular! The house is beautifully appointed with updated bathrooms and appliances. The beach was minutes away and beach chairs are provided too! Sebastian was a pleasure to work with, totally accommodating. Highly recommend this home.

Great Place!
Three generations of family and visitors from the west coast stayed recently and enjoyed the house immensely! It was immaculate, fully and thoughtfully furnished and everything was in perfect working order. Close proximity to the beach but back just far enough so that we could enjoy the spacious decks and fire pit at night, despite ocean winds. Sebastian was a joy to deal with and we all felt that he wanted us to truly enjoy his house. We would rent his house again in a heartbeat!

Great LBI House!
We had a wonderful week staying at this house! The house had everything we could ask for and more. From games, to beach chairs and toys, bikes and kitchen accessories. We spent many hours on the various decks when we were not at the beach. The house was perfect for our multi-generation family. The elevator made it possible for our older relatives to not have to deal with the stairs. Sebastian and his family definitely want you to enjoy your stay and go out if their way to make sure you do. We are looking forward to our next vacation there!

Great House!!!!
This is the best house we have stayed in since going to LBI the past 15 years! It was super clean, couldn’t get a better location to the beach, and so many shops and food places to go to in walking and biking distance. The ping pong table was an awesome addition as well as the bikes. The kids loved biking to the arcade and Fantasy Island! Sebastian, the owner, is super friendly and made our family feel very welcome in his home. We are looking forward to renting this beautiful home next summer and would definitely recommend it!

Amazing home & experience
There are not enough good things I can say about this property. It is a beautiful home , great proximity to beach , walking to shops / restaurants. The house is stocked with quality items to make the visit even better. Bikes , beach chairs, umbrellas, yard / beach games , sand toys & beach carts. Fire pit in yard , ping pong table. We are a multigenerational family ( 4 generations & had a newborn in the group this year ). The owner personally checked on the cleanliness prior to our arrival & left us a baby stroller to use as well. The home was immaculate , spacious & we were able to have a wonderful time but not be cramped. The owner was easily accessible & made sure to check in via phone that everything was to our satisfaction.
We had a lovely experience & plan to return.

Best rental!
Our family has been renting in LBI for multiple decades. This home was the most equipped home we have ever rented. The owner thought of everything! We have never rented a home as fully stocked as this one. Everything inside was all top quality. The location is fabulous: beach block and no through traffic. The kids all had fun riding their bikes in the street. We could easily ride bikes to Bay Village. The home had multiple areas to relax and enjoy company. This rental is the best! The owner made himself available for any questions.

Beautiful house but dishonest rental policy
My family and I stayed at this home, which was very comfortably furnished and had many amenities. After our stay, we were informed that $500 would be charged to our security deposit for "excessive staining of the furniture and rugs." We questioned this charge, because our family truly did not feel that we had created damage that warranted a $500 charge. At first, we were shown a picture of a tear in a couch, which we are adamant that we did not create, although we were told that the $500 was not because of the tear in the couch. Later, we were shown three pictures of one faint stain on the carpet, which was residual from one of the children spilling water ice. We made every effort to clean up the stain, but it was not to the homeowner's standards. The homeowner claimed that the $500 was to get in a carpet cleaning company to clean the carpets, but then he also said that he had to purchase a new couch, presumably for the tear in the sofa that he accused us of causing, which we did not. It is still not clear what we were charged for, and if it was for one stain caused by water ice, then his interpretation that normal wear and tear is covered by the lease is very atypical. I would beware of staying in this house if you have young children who, like young children do, spill things from time to time.

Dear @Kathy and @Mike Sanford, we truly apologize that you feel this way.
LBI homeowners and their guests have a mutual understanding of how special this place is and how much we value our homes for ALL guests to make memories each season. With you're family being the very first of a NEWLY furnished and renovated home, there is no possibility of it occurring by anyone else.
In regard to the stains, water is not red, rips on couches do not occur by themselves, cigarettes don't appear from the sky, brand new grills (weber) delivered the day before your arrival, do not look like they have been used for a year. In fact, the policy and lease agreement enabled the security deposit to be taken in full, but I decided it's not in my nature to do that.
Ask any of our renters if their security deposit has ever been touched. I guarantee that you will receive zero response. In other words, apologies for your perception of the security deposit, but I think most people who are LBI'rs will know that all we ask is the bare minimum and that our cleaning service will take care of the rest.
