Downstairs Unit has an enclosed porch, 1 King BR, 1 Queen BR, a BR with a Twin and a Full, and 1 BR with a twin bunk & trundle plus an additional twin.
Both units have two full baths, full-sized stoves, fridges, DW, clothes washer/dryers. Additionally each has a private outdoor shower, gas grill, separate entrances, 2 TVs per unit including a 60 inch flat screen in the living room with Roku, Netflix, Cable and wifi throughout. Most items were updated in 2021 and 2022. Some pets considered with additional security deposit and fee.
Parking for 3-4 cars off-street or keep the backyard to yourself and park down by the additional parking area by the Custard Hut ~5 houses away.

Most ideal set up is for families.
Clean/Safe/Beachy place very close to the beach. We and 3 other families are renting for the 2nd time in two years. The house is uniquely ideal for 4 small families (each family has 1/4 of the house with room for adults with a king or queen, and a room with multiple beds for the kids, and our own full bathroom). The house is seemingly updated each year (new floors and HVAC this year), flexible to allow a small pet (at least for us) and a very, very quiet street.
The location is great - 2 houses from the beach (with a lifeguard right there and you walk directly onto the beach). The Custard Cut is ~7 houses away for snacks, walking distance to great ice cream and ~3/4 blocks from the bay beach by the police station.
It is our happy place. The owner has always been responsive and nice (I think they stay down there some weeks).

We rented the upstairs unit for 3 weeks in August 2022. This home is in a great location on LBI. There are a few restaurants within walking distance or a short bike ride (Custard Hut is steps away and was a frequent stop for us). The Beach Haven night life areas are about a 7 minute drive. We found this to be a quiet, family-vibe neighborhood.
The home is well-equipped and very comfortable. The highlight of the upstairs unit for us is the rooftop deck. From there you have a 360-degree view; you catch a part of the ocean and a beautiful sunset sky over the bay. A great place to hang at the end of the day into the evening.
Kitchen is a good size and opens into the living room, plenty of space to prepare a dinner for a crowd. Beds were comfortable and everything was clean.
Owner James Mack is a terrific host. Excellent communication and flexible to deal with... we appreciated finding an LBI home where small dogs are welcomed. We had a very minor issue during our stay and James had a repairman on site within an hour.
We re-booked for three weeks in August 2023... we highly recommend!

I rented both units for a family reunion for 20 of us. We were all so happy with the house and plan on returning next year.
The house was clean, comfortable, and nicely decorated. Great location and very short walk to the beach
Plenty of room to sit on one of the decks and get away from everyone if you need quiet time! The rooftop deck was the best!
