Description
When vacationing here you can park your car and enjoy your trip. Just 8 houses to the beach. Across from Kinsey Cove and close to the bay and public boat ramp. A liquor store, market, coffee shop, ice cream shop, pizza, seafood and Black Eyed Susan’s ( one of the best restaurants on the island) are all in walking distance from this beach house.
The house offers 3 bedrooms and 1.5 bathrooms in 1,000+ sq ft. A front sleeping porch and screened in back porch outfitted with eze breeze windows to enjoy the space during all weather. The first floor has 2 bedrooms along with living room, full bath and eat in kitchen that opens to the back screened porch. The third bedroom is on the second floor with half bath, living space and top deck.
There is a large yard and plenty of parking available on the property. Built in fire pit, 4 beach badges, beach chairs/umbrellas and cart are all provided.

Kinsey Cottage
We had an absolutely delightful time at this cozy, attractive home. Great location and convenient to beach, lagoon, and some restaurants. The home was nicely maintained and was supplied with everything we needed. The owner was a pleasure to work with!

Perfect location, great house, amazing host!
We loved our stay at Kinsey Cottage! We enjoyed hanging on the back porch and watching fireworks from the 2nd floor deck. The home was stocked with everything we needed to feel at home and Dawn was the most welcoming host! The location could not be better, everything you need within walking distance. Do not skip on this place! We will definitely be back again!

Kinsey Cottage gave us the perfect beach getaway!!! Incredible location, amenities galore, and the home itself was adorably appointed. The back porch was our favorite place to be and the kids loved the spacious backyard. If next summer allows another week at the shore, this will definitely be our rental.

Best Cottage Ever
Kinsey Cottage is amazing! Dawn has taken great care to make a beautiful, comfortable home for her guests. Everything we needed was provided, and the cottage was perfect for our family. The location is ideal - very close to the beach, Kinsey Cove and local shopping and restaurants. We enjoyed the backyard, fire pit and outdoor shadower. Dawn was great to work with and super responsive. We cannot wait to return!

Updated Cottage
Kinsey Cottage is a beautiful, updated and clean place to stay on LBI. Dawn was responsive and accommodating from beginning to end! The house fit 6 adults comfortably.
The upstairs bedroom and sitting room was especially nice, however, the ceiling was too small to fit my 6' 3" husband, and we had to stay downstairs. Also, there is a lot of traffic due to the market on the corner.
Chairs and umbrellas were provided, and we enjoyed the firepit. Overall it is a nice place to stay on LBI.

Best way to stay
When we found Kinsey Cottage on this website, we thought we were picking a low-cost beach house to facilitate our stay on the island without paying for the overpriced beach hotels. What we found when we arrived was nothing short of astounding! The neatly furnished and decorated house tucked away on the bay side of the island kept us out of heavily trafficked areas of the island while allowing us access to the beach two blocks away. The provided beach chairs, carts, and umbrellas created an ease of setup we had yet to experience at the beach, and the proximity to Barney in the north, the restaurants around us, and all of the restaurants and attractions in Surf City was outstanding.
The yard was a nice space to play games, eat meals, and air dry swimsuits on the clothesline after rinsing off the sand in the outdoor shower, while the screened-in patio hosted most of our breakfasts and our Scrabble games. All of the rooms were neat and provided the right amount of space for our six adult and one baby family, especially with the upstairs serving as basically a loft for me, my wife, and our child, and the kitchen was an especially nice room, with a great set of appliances.
We greatly enjoyed being able to return to LBI without the hassle of staying on the mainland and braving the island traffic, while paying essentially what we would have for the two hotel rooms needed to house our family per night on the island for a much better and more memorable stay.
On a lighter note, for those taller than 6 feet, please choose to stay on the bottom floor, as the ceiling upstairs is shaped by the roof.
