This listing is for either the first(1st) OR second(2nd) floor of an oceanside duplex (depending upon availability), 7 houses to the beach! Beautifully maintained and fully stocked. Two decks including a spacious roof top deck with new furniture and lounge chairs (Unit #2 - upstairs). Front porch and yard access with new furniture and fire-pit (Unit #1 - downstairs). All bathrooms (both units) have been recently remodeled and both units have new doors, moldings and have been freshly painted for the 2022 season. Both Units have their own independent washer/dryer set-up. There are two seperate outside showers labeled #1 and #2, in the yard for both units to enjoy. 6 complimentary beach badges are provided for the tenant of each unit. Every bedroom has a T.V. or monitor and both units have a separate and independent central A/C and heating system. If availability shows a red marker, neither unit is available. CHECK-OUT: (TIME 10:00 A.M) sharp

1. Remove all food and trash from unit and place in proper trash containers outside.
2. Leave all dishes and pots clean and put away.
3. Close and lock all windows and doors when leaving.
4. Leave both sets of keys (If applicable) in lock box.
5. Turn off all interior lights

6.Return ALL Beach Badges before you check out. Any missing Badges will incur a $50 deduction per badge from security deposit

INVENTORY: Please do not remove inventory items. Any items missing from the unit’s inventory will be replaced and the cost deducted from your deposit.

HEATING/COOLING: Please keep doors and windows closed when not in use; this conserves electricity and protects the inside of the beach house.

TOILETS/DRAINS: Be careful of what you flush down the toilet or let down the drain. Repairs that are the result of tenant negligence will be withheld from tenant deposit.

GARBAGE DISPOSAL: Please do not put shrimp peelings, onionskins, eggshells, bones, oyster shells or aluminum pop-tops down the disposal. Negligence will be withheld from tenant deposit.

BARBEQUE GRILLS: If you do grill, do not use open barbecue grills close to deck railings. This is a fire hazard and against fire department regulations. If you do grill, please do so away from the house.

RETURNING FROM BEACH: please make sure you use the outside hose to rinse all beach chairs, toys, carts and umbrellas before returning inside the home or storage area. Please make sure you use the hose and outside shower to rinse your feet, body and bathing suit before entering the home. Do not put sandy towels or bathing suits in the washing machine. Be sure to shake and rinse thoroughly outside before bringing them inside the home.

INDOOR FURNITURE: Please avoid staining indoor furnishings. Do not sit on indoor furniture, bedspreads, etc. with wet swimsuits or while wearing suntan oil or lotion. Do not take indoor furniture outdoors. Do not move furniture around from one room to another, including televisions.

DECK FURNITURE: Deck furniture is not to be taken out to the beach.

MAINTENANCE PROBLEMS: Emergencies on air conditioning, plumbing, refrigerators, heating and electrical are priority calls and will be tended to, as a qualified technician becomes available. If the problem is not an emergency, please report it to our office the next business day.

LOCKED CLOSETS: Property owner maintains a locked closet and/or utility room in the house for storage of personal possessions. Please respect these locked closets and utility rooms. They are not included in your rental.

LINENS: Are not supplied, please be sure to bring your own or rent locally

LOCK-OUTS: If you find yourself locked out, please call 917-838-3747.

KITCHEN CARE: before check out be sure all glassware, cookware, china and silverware is clean and put away. All refrigerators must be emptied and cleaned of residual food. All trash (including bathroom waste baskets) and recycle refuse must be put outside in proper receptacles.

GENERAL CLEANING: House must be vacuumed and broom swept before checkout. All tables and furniture wiped clean of debris and residue. All bathrooms wiped down and rinsed. All comforters/duvets to be placed neatly back on all beds.

OUTSIDE OF HOUSE: all tables, chairs, equipment, games, toys and hoses must be cleaned and returned to the original place and condition in which it was found upon initial check in.

TRASH: Trash pick up is on Tuesday and Friday. Please leave trash and recycle items in proper receptacle(s) in the White trash bin holder on the side of the home. PLEASE PUT TO THE CURB. Any bags that do not fit in Trash/Recycle bin must be left in a bag(s) In the white trash bin holder. For trash left outside these bIns it is preferred you use a stronger black heavy duty bag. Any fines or violations for Trash/Recycling infractions will be deducted from the security deposit.

RECYCLE: Recycle pick up is Monday and Thursday

MISCELLANEOUS: Please do not allow children to leave toys and bicycles strewn about the outside of the property. Please do not disconnect any of the wiring on the electronics.

WASHER/DRYER: Please wash all beach towels, linens and apparel in the washer/dryer only after they have been thoroughly rinsed outside prior to washing. Please DO NOT hang wet clothing/towels on the balcony or outside furnishings to dry.
