Bright, open floor plan offers a living room, dining room, kitchen with breakfast bar, and master suite w/full bath and a half bath for guests, all on the second floor. The first floor offers a family room, junior suite with full bath, two additional bedrooms and another full bath.

Above-Ground pool in fully-gated back yard, open from Memorial Day weekend through Labor Day weekend.

Lots of decks including rooftop deck that offers a view of both the Ocean and the Bay. Wifi, premium television, outdoor shower, beverage fridge, dry bar, loads of games, use of 10 beach badges, lots of patio furniture, 6 heavy-duty beach chairs, huge natural gas grill, propane fire pit. Kitchen includes everything you need - cooking utensils, pots, pans, toaster, dishwasher, microwave, Keurig coffee maker, and blender. Washer and Dryer on first floor.

Sorry, no pets or groups under age 25. No garage access, but back yard is fully gated for your chairs, bikes, etc. In season (Memorial Day thru Labor Day weekend) rentals are from SATURDAY to SATURDAY. Take $200 off for a 2 week rental and $300 off on a 3 week rental. Please contact me if you are interested in a longer period or an off-season rental.

1. Smoking is allowed outside only.
2. People other than those in the Tenant party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Tenant. Tenants are not allowed to exceed the occupancy limit agreed to above.
3. Tenants should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m. – 7:00a.m.
4. All of the units are privately owned; the homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the Tenant. By accepting this reservation, it is agreed that all Tenants are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5. Keep the property and all furnishings in good order
6. Only use appliances for their intended uses
7. No fireworks are allowed
8. Utilities are included in the rent unless otherwise specified
9. The tenant affirms that he/she is an adult and that the listing will not be occupied by any minor unless an adult is present.
10. On expiration of this lease, tenant agrees to leave the said premises in a clean and neat condition with all doors and windows locked, ready for the next tenant's occupancy. Keys are to be returned to homeowner per agreed-upon terms and beach badges are to be left in the rental unit.
11. Tenant agrees to comply with proper recycling and trash pick-up rules and regulations, which will be clearly posted in the rental unit. Should the Homeowner be fined by the municipality due to the tenant’s negligence in exercising proper recycling/trash procedures, tenant’s security deposit will be charged for the amount of these fines. Should the Homeowner be required to hire local contractors to properly prepare recycling/trash due to tenant’s negligence in exercising proper recycling/trash procedures, tenant’s security deposit will be charged the greater of actual cost and $250.
12. The tenant is requested to promptly report to the Homeowner any damage to the rental unit, or any failure of apparatus or equipment. We request the tenant take photos of any dirt/damage and forward them to the homeowner at the time of taking possession of the property in order to document prior damage or condition of property. The tenant shall be responsible for any loss or damage to any property of the homeowner during the term of this lease.
13. The available appliances and televisions are represented by the homeowner to be in working order but are not guaranteed. Although we will make every effort to have items repaired during a tenant’s lease period, there will be no refunds or adjustments. Times of service calls or repair completion cannot be guaranteed. Tenants agree, during the lease period, to allow service or repair people to access the property when needed.
14. The tenant shall supply own bed linens, table linens, towels, beach furniture unless it is specified homeowner will provide.
15. It is agreed that the homeowner, or homeowner-approved broker, shall have the right to enter the premises by appointment with prospects for sale or rental.
16. Pets are not allowed. However tenant acknowledges that property is not pet free.

17. Parking is limited to 6 vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle homeowner.
a. There may be up to two watercraft (boat and/or pair of waverunners) parked at the property on trailers. If so, there will still be parking for 6 vehicles. Tenants are not permitted to use or board watercraft in any manner.
18. Housekeeping: There is no daily housekeeping service.
19. Garbage/Recycling: Any garbage must be stowed in the proper garbage or recycling receptacle, located at the side of the house.
20. Pool:
a. The pool is for the use of Tenants and their Tenants only. Tenants assume responsibility for their and their Tenants' safe and proper use of the pool and for any failure to abide by the provisions.
b. Swimming in the pool is at one's own risk. Minors cannot be allowed in the pool or pool area without adult supervision at all times.
c. There are no lifeguards on duty. Any life guarding must be provided by the Tenants.
d. Tenants recognize that the pool is shallow and that absolutely no diving into the pool is permitted.
e. No entering of the pool by any means other than the ladder is permitted.
f. No horseplay in or around the pool is permitted.
g. The fence gates into the pool areas must be kept closed and latched at all times. Children and other persons in need of supervision should be denied access to enter the pool area without adult supervision.
h. No glass items are to be used in or near the pool.
i. No electrical appliances are to be used in or near the pool.
j. If there should be any problems with the pool, the Homeowner or rental agency is to be called immediately. Tenant is not to touch the filter system or pool chemicals.
k. Users of the pool and of the outdoor shower should use garden hoses near access to the pool area to remove sand before entering the pool or outdoor shower.
l. Tenants will be responsible for costs associated with excessive sand or other contaminants in the pool or the shower. Excessive sand removal or other garbage in the pool will result in a $100 deduction from security deposit.
21. Storms: No refunds will be given for storms.
22. The tenant shall not sublet the premises without the written consent of the homeowner or broker as agent. The broker will not be responsible for verbal agreements between homeowner and tenant.
23. House trailers and recreational vehicles shall not be parked on the above premises.
24. Homeowner makes no representations or warranties regarding indoor environmental contaminants such as pet dander, mold or dust mites and tenant assumes all risk for any such contaminants.
25. The homeowner will not be liable for events that are beyond their control which may affect tenant’s occupancy and no refunds or adjustments will be given for such. These include but are not limited to: Acts of God, strikes, war, acts of governmental agencies, beach replenishment, mandatory evacuations, construction noise from nearby sites, and inclement weather.
26. In the event that the listing is damaged by fire or becomes unusable for any other cause other than the action of the tenant, the unused portion of the rent shall be returned.
27. No garage access, but back yard is fully gated for your chairs, bikes, etc.
28. Six beach chairs are provided for use. Please return the chairs, in good working condition, as instructed by owner.
29. If a mandatory evacuation is enacted during a tenant’s stay, it is required by law that the tenant vacate the rental property. If a tenant ignores their responsibility to evacuate, they do so at their own risk and expense. At no time may a tenant prohibit or interfere with a Homeowner or Homeowner’s representative from securing the property in preparation for a storm.
30. Security Deposit: (Damage). The security deposit is to be returned upon satisfactory inspection by the homeowner after termination of the lease. Homeowner shall have 72 hours after expiration of the lease to advise tenant, in writing, of any damage or excessive cleaning. Deposit less adjustments, if any will be mailed or electronically sent within fifteen (15) business days of departure.

Great stay

Beautiful home, great location, walking distance to stores, restaurants and fun.

Amazing house and location!!!

My friends and I have been coming to LBI for 18 years and this was one of the best houses we have ever rented. Almost every room had a balcony, great living spaces for groups to hang out, amazing roof deck, and the pool was an incredible bonus to have after a day at the beach. Sean was the perfect host—available for questions but gave us the space to ourselves. The house has everything you need and a short, easy walk to the beach. We hope we can rent here again!

Great house, location and family getaway

This is our 2nd time staying in this house !
It comfortably fit 2 families! The house is so spacious. Love the layout! Balconies off each bedroom was an added plus and the roof top was our favorite to relax and end each day. The kitchen table is large and can accommodate everyone and you also have just as big table on balcony for eating outside. The house has always been super clean when we arrive ! Many restaurants and stores are within walking distance and the beach as well is an easy walk. The added bonus is the pool which kids and adults alike enjoyed !!!! We look forward to returning! The owner is very easy to work with !

Great multiple family house w/pool

My family and I have stayed at this house 2 years in a row and we love it! It’s in walking distance to the beach, and some of our favorite eateries! The house has an awesome pool and everything you need for a wonderful beach vacation! Sean (the owner) is very nice, responsive and accommodating. We love renting this house, and can’t wait to return!

Great home and location

Wonderful home for us for mid-June. The ocean was too cold of course, but the pool was warm enough for swimming the whole time.
The house is plenty big for 10 folks to have enough room to have privacy and plenty of room to be together. An amazing amount of deck space in all directions with a gas fire pit on the patio by the pool.
The area is perfect with 2nd street being one of the wider streets in Surf City, it is easy to walk to the beach or the bay without being concerned about traffic.
We had a wonderful time, Thank you Sean and family.

Great place!

Great communication with the owner who was very helpful. Beautiful house with lots of room for extended family. Just a short walk to the beach and to nearby shops and the playground. Well equipped and comfortable. Would definitely return!

Well kept and well located property

Great location on LBI - easy walk to beach (2-3 blocks) and 1 block to main street/restaurants, etc. Real nice set up for families. Plenty of deck space, great outdoor shower and with a swimming pool. Would rent again next time back to LBI.
