This reverse living home boasts 6 bedrooms and 6 bathrooms (4 bedrooms are en-suites and two bedrooms share a jack and Jill bathroom with a full tub), 3 stop elevator, heated swimming pool, outdoor Linea and every amenity you could ask for. Brand new kitchen and bathroom next to the pool.
First Level: The main level features 5 bedrooms. Bedroom #1: Queen Bed with built in dressers in closet and a wall mounted TV and private bathroom; . Bedroom #2: Queen Bed with built in dressers in closet and a wall mounted TV, sliding glass doors to a private deck overlooking the pool and private bathroom; Bedroom #3: Queen Bed bunk with full bunk on top and pull out trundle on bottom; built in dressers in closet; a wall mounted TV, a Juliette balcony overlooking the front of the house and private bathroom; Bedroom #4 Queen Bed with built in dressers in closet; wall mounted TV; shares a bathroom with Bedroom #5; Bedroom #5: Queen Bed with matching dresser; wall mounted TV; shares a bathroom with Bedroom #4.
Each bedroom has been designer decorated with ceiling fans and overhead lighting along with brand new Simmons Beauty Rest Pillow top mattresses.
Upstairs Level: Open concept with vaulted ceilings: Open kitchen with Viking appliances, Center Island with additional seating and sliders to a large deck complete with an extra-long dining table that overlooks the pool with a staircase leading to the yard. The Living Room boasts a fireplace, built in custom wet bar and expansive sliders to an outdoor deck that is the length of the house. The dining area will enable you to host a large group of people with a dining room table that will comfortably sit 12 with additional sliders to the outdoor deck. The large master bedroom features a King size bed, sliders to a private outdoor deck, private bathroom with an oversized shower and a double sink along with a large walk in closet. This level has its own private powder room. A staircase leading up to the Roof Top deck with AMAZING Bay views and a built in fire pit!
Outdoors:
Most of your time will be spent in the private yard which has a heated salt-water pool, private Linea with seating along with a 2 large patio table, couches and lounge chairs around the pool. A grilling station with a gas line so you never run out of propane gas. Come home from the beach and shower in one of the two (2) outdoor showers.
Garage: Full kitchen (less stove), bathroom and living room with TV for the kids. Ping Pong Table.

Policies
We strongly encourage RENTER to purchase Travel Insurance along with their reservation. A ‘Cancel for any Reason’ Travel Insurance Policy protects the RENTER’S investment in the event of unexpected and catastrophic events.
There is a maximum occupancy that has been approved by the owner, please don't welcome additional guests.
• Garbage collection times are in your welcome book, be sure to take the garbage out by 6am or the day before to avoid overflowing garbage. (The town fines residents for garbage bags in a overflowing bin that is not secured with a lid, because sea gulls break into exposed plastic bags and scatter the garbage - the fine is issued to the occupant.)
• Recycling is collection times are also in the welcome book items include: mixed paper, corrugated cardboard, newspaper, magazines. Cleaned and rinsed items: commingled bottles, cans, plastic containers (neck opening smaller than base). Do not put recyclables in plastic bags. Do not put shredded paper or store bags in recycling container.
• Please refrain from eating or drinking stain colored drinks in the living room area, tenants are responsible for any stains or spills.
• When going from the hot pool to the house be sure you are dried off to avoid damaging the flooring.
• Please do not use glass in the pool or on decks where glass can blow over and break. People tend to be barefoot in these areas, so plastic cups and plastic wine glasses are provided in the kitchen.
• Please watch young children around the pool, and decks, please do not sit on the rails of the decks.
• Please remove sand from your feet before entering the home from the beach. Owner prefers guests remain barefoot in the home.
• If using the elevator - the doors must be closed on all floors to allow the elevator car to move from one floor to the other.
• We understand accidents do happen, but breakages must be reported in a timely manner. Notify me immediately with any maintenance or damage issues.
• Tenants are responsible for damage done to the woodwork, walls, and cabinetry so be careful when moving in and out of the home.
Please call 911 for emergencies.

• Please be aware of the neighbors and lower noise levels in the evening.
• Please don't use the air conditioning when the windows or doors are open.
A 50% deposit is due within 7 days of making your reservation. The remaining 50% and security deposit will be due 45 days prior to arrival.

A Perfect Week Away
This house was exactly what my family needed for a great beach getaway! The home was beautifully appointed, extremely spacious and filled with all the essentials you might need at the beach. The outdoor spaces were great! Owner was very responsive and easy to work with. Looking forward to returning!

The Perfect Vacation Home!
We recently had the most incredible vacation at this house! We knew we had made the perfect choice from the moment we arrived. The house was absolutely stunning, and Andrea was incredibly accommodating, helpful and so easy to work with. She made sure we had everything we needed for a perfect stay, from beach towels and chairs to kitchen essentials and so much more! The attention to detail was truly impressive.
The house itself was beautifully decorated. The spacious living area was perfect for relaxing and enjoying the family, while the fully equipped kitchen and outdoor grill made it easy to cook up delicious meals. The bedrooms were beautifully decorated, comfortable, and clean, ensuring a restful night's sleep after a long day of fun in the sun.
Oh, and the outdoor spaces were great! The gorgeous pool was the perfect place to cool off on hot days and after a visit to the beach with plenty of room for lounging and enjoying the sunshine yet still having plenty of seating areas to enjoy the shade. We loved spending evenings by the rooftop firepit or on one of the many terraces enjoying our morning coffee or cocktail. It was the perfect way to unwind and relax.
This is our 4th year vacationing on LBI and we can't say enough about how much we loved this house. It was perfect and we can't wait to return in the future!

Gorgeous Home!!

All Around Amazing Home
It is importantly to mention that we have been renting in LBI for 20 plus years and this vacation home was by far the best. I have also never left a rental review whether good or bad. With Andrea’s home I was blown away and felt the need to say why. First, you can tell walking in that you are not at a summer rental but someone’s actual home and you immediately feel the need to keep it as immaculate as you found it. She thought of everything and could not have been a nicer person. We have been in Ocean front homes the lacked silverware, pots and pans, plates and with much cheaper furniture and wall decorations. Andrea had everything we needed including smaller overlooked items such as reynolds wrap, dish detergent, cleaning products on every level, laundry detergent and servicing pans. Not to mention pool floats, beach equipment, bicycles, and a full kitchen on the pool level. There is a level of detail she brings that makes this house feel like a home and ultimate separate itself from all the others. What a time we had. Thank you Andrea!

Perfect Home!
I have been to LBI every summer of my life and my last trip was one of my favorites and most memorable. A big reason for this is because of Andrea and her beautiful home! I have never stayed in a more stunning and clean home. Every detail in the home was so perfectly thought out. We had a full house, yet everyone was so comfortable. My friends and I loved being able to go to the beach for a couple hours, then hang out at the gorgeous pool for the rest of the day, followed by drinks and apps on the rooftop deck before heading to dinner. It is in the perfect location on LBI. A walk to the beach and close to amazing restaurants, shopping and fantasy island. The house has everything you can think of for a seamless trip from beach chairs to kitchen utensils and everything in between. The cherry on top is Andrea being an absolute doll! She is so sweet, easy to work with and responsive. I’m already trying to book my next trip!

Amazing House
My girlfriends and I have rented many houses over the years in many different places (PA, Hamptons, Jersey Shore, Hudson Valley, Sc, NC, DR, PR, etc.). This is by far the most beautiful house we have rented. It is decorated beautifully, its clean, its warm, it's inviting, it's spacious, it's literally MAGNIFICENT. Each bedroom is more gorgeous than the next. The home is equipped with everything you could possibly need and more for your stay. When I say everything, I mean everything (beach chairs, bicycles, coolers, umbrellas, kitchen gadgets, pots, pans, bowls, coffee maker, toaster, blender, ice maker to fill coolers, etc.). I can go on and on about how well equipped this house is.
After a great day at the beach, we were so happy to come back to the house, rinse off in the outdoor shower (which is amazing), BBQ and have a swim in the heated pool. The outdoor space is just as nice as the indoor space. There are two different firepits, one by the pool and one on the rooftop. I loved sitting on the roof with a glass of wine watching the sunset, priceless! The owner was very responsive and gave great recommendations for restaurants and shops in the area. We can't wait to rent again next year. There is no other option after staying here. We are spoiled now. Thanks Andrea!

One of the Best!
We have vacationed in the Outer Banks for over 15 years and this was our first time to LBI. This home is definitely ONE OF THE BEST we have ever rented. The owner has thought of every possible amenity a renter would need and then some! The home is beautifully decorated, very clean, and the layout is perfect for any family. The owner is very responsive and wonderful to work with. We loved it so much, we booked it for next year! I wish I could give it more than five stars. It's perfect!

A Vacation renter’s dream home!
We have rented many vacation properties over the years. This home is definitely the best we have ever stayed in!! The decor is beautiful. It is evident that a great deal of time and planning went into the interior design and the outdoor facilities. There is so much room to spread out and relax. It is also the best equipped property we have ever visited. The owner has done everything to insure guests have everything they need, and everything from beach chairs to bicycles are top quality and well maintained.
Our family had a wonderful week enjoying the saltwater pool and the spacious backyard. We hope to be able to return next year. Thank you Andrea for sharing your lovely home with us.

The MOST amazing beach home experience
This house (and host) are THE BEST!
My family and I have been vacationing on LBI for years, and decided that this year we wanted to switch to a house with a pool - we go for 3 weeks in June/July, and really wanted the extra options for the kids.
We've rented homes all over the world, and have to say that renting Andrea & Anthony's home is absolutely one of the best experiences we've ever had.
First, the home is magnificent, and perfectly set up for large families - plenty of space to be together (and apart!), and lots of places to be regardless of whether or preference. Indoor and outdoor, patios and decks, shaded or full-sun - it has it all, and is simply wonderful.
Second, I have never stayed at a home where more thought was put into the experience - EVERYTHING is set up the way you would want it. From the icemaker and prep kitchen on the lower level to the kids indoor "wet play" area, to the fully stocked beach shop (think chairs, bikes, coolers, toys, boogie boards etc) everything has been thought through with the guest in mind. It made our time there SO easy!
The location is super convenient to Fantasy Island, Thundering Surf, Bay Village, and all the parks and of course the beach.
We had a wonderful time with our family and friends, and will absolutely be back. Andrea was super helpful and nice, and made sure that everything was perfect! LOVED it, and can't wait to get back!
