Cancellation policy: Tenant must cancel in writing. If we can re-rent the property for the same price, all funds are returned.
1. Tenant affirms that Tenant is an adult and that the property will not be occupied by any minor unless an adult is present.
2 Maximum number of persons permitted to reside at the property, including children is limited to: 10.
3. Smoking is NOT allowed inside the house.
4. Tenants shall keep NO PETS on premises, unless otherwise stated in writing.
5. On expiration of this lease, Tenant will leave the property in as good condition as Tenant found it upon occupancy. Tenant shall not sublet the property without written consent of the Owner
6. If any rent is unpaid, or if default shall be made in any of the terms and conditions of this lease, the premises must be vacated immediately with no refund to Tenant
7. Tenant shall be responsible for any loss or damage to the property and its fixtures or personal property of the Owner during the term of this lease.
8. In the event the property is damaged by fire or other calamity other than one caused by the action of Tenant and the property is rendered uninhabitable as a result, then the unused portion of the rent shall be returned to Tenant.
9. House trailers or recreational vehicles shall not be parked on the above property.
10. It is agreed that “OWNERS” shall have the right, on reasonable notice to Tenant, to enter the property during the term of this lease with potential renters or purchasers.
11. No air conditioning shall be installed by Tenant without written consent of the Owner.
12. Cancellation Policy: In the event Tenant wishes to cancel this lease, Tenant shall deliver a written request to cancel the lease to OWNERS. Upon receipt of such a written request, OWNERS shall use their best efforts to re-lease the property. Tenant shall be liable to Owner for the full amount of the rent due hereunder less credit for rent received from a replacement tenant if one can be secured
13. No Warranties. OWNERS highly recommend that Tenant personally inspect the property and amenities before occupancy. OWNERS makes no warranties as to the condition of the property or amenities other than to warrant that the property is habitable and that the amenities listed below are available in the property..
14. Liability. Owner maintains public liability insurance on the property. OWNERS have inspected the property and are unaware of any unsafe conditions or other impediments that would render the property unsuitable for its intended use.
15. No refunds shall be given for appliance malfunctions or breakdowns. Should appliance failure occur, every effort will be made to effect repairs as quickly as possible.
16. OWNERS offer one mid-stay cleaning by service at a time to be agreed upon by tenant and OWNER on stays of more than one week.
17. Security Deposit. A security deposit of $1000.00 is payable on possession of the property. The deposit shall be maintained by OWNERS and shall be returned to Tenant so long as all rent is paid and the property and amenities are left undamaged and clean. If rent is due, or if the property or amenities are left damaged or unclean or if late check-out occurs, the Owner shall notify Tenant in writing within thirty (30) days of checkout and therein shall specify the damage and/or conditions that warrant retaining any portion or all of the security deposit. The writing shall specify the amount to be withheld. OWNERS shall continue to hold the Security Deposit or portion thereof as the case may be, until the parties agree as to the disposition of the deposit or the disposition of the deposit is ordered by a court of competent jurisdiction.

Once again, the perfect place for our family vacation!

This was our second stay at this location and for the second time, it was the perfect place for our extended family. The home is well equipped, spacious and on quiet street, yet conveniently located to shops, restaurants, the ocean and the bay. Jenn is a very responsive host. I highly recommend this home.

Great week!

We had three families sharing this great house, 6 adults and 6 children ranging in age from 18 months to 13.....the bedrooms were spacious and clean, we had plenty of space for all. We very much enjoyed the back screened in porch and the yard space. We all very much appreciated the use of the beach cart, chairs, outdoor shower and bikes. We walked to the beach every afternoon, it was beautiful. Beach Haven has lots of nice restaurants to enjoy, and we could easily ride bikes to shopping and other attractions. We did cook a few meals at home as well, using both the grill and the kitchen. Our only complaint would be a lack of large cutting boards and pots. A good set of knives would also be ideal, and a salt and pepper shaker would be nice. We very much enjoyed our trip to LBI and I am sure we will be visiting again.

A beautiful, updated home on a quiet street within walking distance to beach and shops

This beautiful, spacious, updated home was perfect for our family of 5 plus guests. The home was well equipped with plenty of beach chairs, umbrellas, boogie boards, bikes, etc. It is a short few blocks to the beach and 1/2 a block to the bay. It is also walking distance to shops, restaurants and entertainment of Beach Haven. The owner was extremely responsive and helpful. We will certainly look to return to this home for our next stay in LBI.

Perfect house for our group of three familes.

We had such a great time staying here at 305 Berkeley street. We were a group of 3 families including 6 adults and 7 kids. There was plenty of bed space and living space for all. It's actually bigger inside than the photos online make it appear. Perfectly clean and tidy. Everything seems brand new. We did have to use a rental company for sheets, bath and beach towels, so keep that in mind. My only suggestion would be that they offer one extra large pot for corn or crabs. Other than that, we loved it and would certainly stay here again.
