Our home is located on 10th street in Beach Haven, on the oceanside of LBI, and is large enough for two families to share. If you know LBI, you understand why oceanside is more desirable than bayside. No need to wait for the long lines of traffic to clear, on Bay Ave., to get to the beach. The beach is two blocks away. Fantasy Island, shops, restaurants, and Beach Haven's major attractions are also within walking distance. You can get by the whole week without a car. If the weather turns out bad, having cable TV in many of the rooms and free wireless high-speed internet will greatly help. There is also a fenced in private yard, picnic table and barbeque for your outdoor dining needs. This is the 18th year we have rented our home. Each year, it was fully rented for the summer season and each renter only had good things to say about our home and its location. Please contact us for more information.

Checks
Rental agreement, containing below terms and conditions, must be signed prior to the rental date.
Primary renter must be at least 25 years old.
1) Payments Due Rental payments and security deposit are due as follows: 50% of rental rate due upon return of signed rental agreement; 50% of rental rate plus $500 security deposit due 30 days prior to beginning of rental period. Return the signed lease with the advance payment within seven days of reservation date. If rental is agreement is not returned within seven days, reservation may be cancelled without further notice. A receipt of payment will be sent to renters when payment and executed lease are received by owner. The agreement shall be binding when owner has received the signed lease and the renter's check for one half the total rent. Balance of rental payment plus security deposit ($500) are due 30 days prior to arrival. All payments shall be made by cash, personal check, or money order.

2) Accommodations House is equipped with basic housekeeping items. No laundry, cleaning, or paper products are provided by owner. Linens and towels are the responsibility of the renter. Owner will not be held responsible for matters out of our control, e.g. noise, construction, weather, etc. Mobile homes/RV's/campers are not permitted at the property.

3) Cancellations Cancellation of a confirmed reservation is required in writing via mail or fax prior to check in. Every effort is made to re-book the property. If the home is re-booked and confirmed with payment, all monies paid will be returned to the renter. If not re-booked, all monies are forfeited, excluding security deposit.

4) Pets Pets are not permitted in the property. Your visitors may not bring pets to the property. Pets in or on the premises is a non-negotiable breach of lease with grounds for immediate eviction without refund and without exception.

5) Guest Obligations (a) Reasonable and orderly conduct by all tenants in the leased residence with respect given to the terms of this lease, the property, the law and the neighbors; (b) Guest is responsible to place refuse and recycle materials in pails provided. Trash pickup is on Tuesday and Thursday. (c) Guest is responsible for damages as outlined under Security Deposits; (d) Guest agrees to indemnify and save owner free and harmless from any liability for any loss or damage whatsoever arising from, related to, or in connection with, rental of the premises, including but not limited to any claim or liability for personal injury or damage or loss of property which is made, incurred, or sustained by renter(s) and/or guests of renter except only such personal injury caused by the negligent or intentional acts of the owner. Should any of the terms of this agreement be breached by tenant, resulting in legal action on the part of the owner against the renters, and owner prevails in court or a settlement is reached, owner shall be entitled to collect from renter all costs of said legal action including, but not limited to, attorney's fees.

6) Keys One set of keys to front and rear doors will be issued at check in. Replacement cost for lost keys is $15.00, payable upon checkout. Outside Shower does not require a key.

7) Non-Availability Should the property become unavailable for any reason whatsoever, owner will inform renter when non-availability becomes certain, prior to check in whenever possible. In such an event, owner will assist renter in obtaining a comparable home, unless renter requests a full refund, in which case all monies will be immediately refunded. If a substitute property is found, renter is responsible to pay any rental amount that exceeds the rent on the original property.

8) Occupancy The lease period begins at check in (2:00 PM local time) on arrival date and ends at 10:00 AM local time on departure date. There are no provisions for early check in. Occupancy is strictly limited to no more than 11 persons in aggregate. Babies sleeping in cribs are
not included in the occupancy count. All rentals are to family groups only. At least one of the renters whose names appear on this agreement must be in occupancy of the property during g the entire rental period. Occasions such as weddings, reunions, "parties" and other events which cause the actual occupancy to exceed the maximum allowed occupancy, even for a few hours, must be requested in writing and approved by the owner prior to the execution of the lease.. Renal rate and security deposit are subject to increase at owner discretion for special events as described previously. Failure to disclose such occasions is cause for immediate cancellation of lease with forfeiture of all funds, including security deposit. Owner reserves the right to deny occupancy, evict and refuse refund to anyone at any time who appears to be detrimental to the property. Late checkouts are unauthorized and will result in an additional charge. If the additional charge is not paid by the renter within seven days of vacating the premises, landlord is hereby authorized to take the additional charge out of the security deposit.

9) Repairs/Right of Entry/Refunds Report all inoperative and/or missing equipment to owner immediately. Occasionally service must be scheduled and may require parts to be ordered. Problems will be corrected as soon as humanly possible. Priority is given to air conditioning, refrigeration, plumbing/septic, water, or electrical problems. Landlord or authorized employee or repairman will have right of entry at any time. No refunds issued for delay of check in or early check out, damage to renter's belongings due to malfunctioning equipment/appliances, mechanical failure of equipment/appliances, interruption /loss of utilities (including cable TV), or inclement weather. Renter will be refunded for the days not used if an extended electrical or water service interruption (defined as greater than six hours) would require the renter to check out early.

10) Security Deposit A refundable security deposit is required so that the landlord can reasonable recover costs of damages incurred accidentally or willfully by renters. Payment of security deposit must be included with the balance of rent payment (i.e. due and payable 30 days prior to occupancy), and a refund check will be issued within 60 days of checkout. Service calls made necessary by actions of renters and their guests shall be solely at renter's expense.

11) Standard Items List The home is equipped with the following items: gas grill, five window air conditioners, coffee maker, three color televisions (cable equipped), one DVD player, patio furniture, dishwasher, dish towels, enclosed outside shower, ice trays, microwave, blankets, toaster, vacuum, clothes washer and dryer, gas stove and refrigerator. The following items are not furnished by owner: bed linens, pillows, towels, portable fans, and any other items not specifically mentioned above as "included". Tenant is expected to use the property as if it were his/her own.

12) Condition of House upon Vacating Premises
Tenant shall leave the house undamaged, clean, and with all household garbage removed from inside home and placed in proper trash container (provided by owner). Specific cleaning requirements are as follows: all kitchen cooking, eating, and drinking items/equipment to be cleaned and stored in its proper place. Beds should be made. Floors are to be swept or vacuumed as appropriate. Failure to leave house clean as specified will result in a cleaning charge, which may be deducted from the security deposit.

13) Telephone Local US calls from the leased premises are free. Unauthorized long distance charges due to phone, fax, or computer use will be recovered from the security deposit, plus a $50.00 fee.

14) Locked closets/areas The garage is intentionally locked and renters are not allowed access to or use of its contents.

15) Parking There is ample off street parking for two cars. Be advised that there are on-street parking regulations which are clearly posted. Fines or expenses incurred as a result of violation of the town parking regulations are the responsibility of the renter or vehicle owner.

Extended weekend at the beach

Great location and great use of space!

Communication with the owner was easy and accommodating. Everything was clean and we'll setup when we got there, and immediately noticed that it was very well setup for sleeping a group of 11 like ourselves. Great private backyard space as well as large communal spaces for dining and living room. And the location from the in town spots as well as the beach was the perfect balance.

Great location! Lovely home

Al was very helpful and easy to communicate with. The property was clean and even nicer than the photos! The location was perfect. One block from bay Village and a very short two blocks to the beach. We had a wonderful stay and would definitely stay again. Al’s place is unbeatable for the price.

Great location in Beach Haven!

We were here for a film festival and appreciated being able to have a group of us able to stay together. The location was perfect for what we were doing and great to be so close to the beach! Great, easy communication with the property owner.

Bigger than it looks! Perfect location!

This house was perfect for my large family! Every room is bigger than the pictures make them look. And you can't beat this location, I almost never used my car all week. The backyard is also the perfect place to hang out day or night. All appliances are modern and we had no problems whatsoever with anything in the house. Owners were always quick to reply and we hope to stay here again next year!

Spacious, comfortable and good location

We had a great week at this property (the weather was also perfect so that helped!). I would prefer closer to the beach but the 2 1/2 block walk was no problem. Otherwise walking distance to anything you need. Comfortable house with huge bedrooms upstairs, great private patio that fit many for dinner (and even corn hole). Owner was very responsive and a pleasure to deal with.
