HOUSE RULES

1. Smoking is NOT allowed
2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.
3. Guests should not create excessive noise at a level that disturbs neighbors.
4. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5. Keep the property and all furnishings in good order.
6. Pets are NOT allowed
7. Use Restrictions: Property is not to be used for parties in or around the rental property, or for gatherings beyond the registered number of guests. Rental of this property is limited to use by family groups. Guest must be at least 25 years old. The Homeowner may require proof of Guests’ age as demonstrated by a valid driver’s license, passport or other government-issued photo identification. If Homeowner discovers that the Guest fails to meet this minimum age requirement, Homeowner may immediately evict all guests, and all payments made by any Guest will be immediately forfeited. The person(s) signing the contract must be present during the rental period.
8. Parking: Off-street parking is limited to the driveway. No vehicles should be parked on any unpaved surface or in any lot adjacent to our property. Parking on the street is permitted, subject to posted township parking rules. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
9. Appliances: Only use appliances for their intended uses. Note: air conditioning and appliances are not guaranteed. Repairs will be made as soon as possible. No refund due to failure.
10. Surveillance Camera: The Property has a surveillance camera placed on the front of the garage which monitors the exterior of the detached garage and driveway area. This video footage is not shared and is recorded for liability reasons in the cases of a break-in, death, injury, or violation of occupancy and use rules, and in no way infringes upon the guests’ expectations of privacy in these public areas of the property. Any attempt at disabling or obscuring the cameras is prohibited and may result in the guest being evicted without refund. The full deposit will be forfeited if any of the above are found. You will also be asked to leave the property immediately without any money returned.
11. Housekeeping: There is no daily housekeeping service. Guest is responsible for supplying all linens and bath towels.
12. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located in the bin at the Southwest corner of the property. Garbage and recycling receptacles must be placed curbside on designated trash collection days.
13. Beach Badges: Beach Badges have been supplied for the use of the Guests as a courtesy by the owners and are not guaranteed. Guests are responsible for replacing any missing or lost Beach Badges prior to check-out.
14. Storms:
If there is a storm or hurricane, no refunds will be given unless:
• The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
• A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
• The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
 Any unused portion of rent from a guest currently registered;
 Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
 Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
Guest will be asked to review and sign SHORT TERM RENTAL AGREEMENT, the terms of which are summarized below.

This Agreement will also contain the RENTAL RULES which are outlined in the Policies section on this listing.
Actual contract will be customized for each individual guest and to the extent there are any inconsistencies with what is outlined in this Terms and conditions section of the listing, the Agreement will supercede anything outlined here.


This Short Term Rental Agreement (the “Agreement”) is made by and between _________ (“Homeowner”) and ____________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1. Property. The property is located at 19 E 86th Street, Long Beach Township, New Jersey 08008. The property is furnished and includes: refrigerator, air conditioner(s), oven, stove, microwave, coffee maker, kitchen utensils, dishes, cable TV, wifi internet.

2. Rental Party: The rental party shall consist of Guest and the following persons:

3. Maximum Occupancy: The maximum number of guests is limited to _ persons. The property may not be sublet without the owners’ permission, and only those persons identified in advance and listed above may occupy it. An additional charge of $200 per person per night for guests in addition to the agreement will be assessed.

4. Term of the Lease. The lease begins at 2:00 p.m. on Saturday, _____, 2019 (the “Check-in Date”) and ends at 11:00 a.m. on Saturday, ______, 2019 (the “Checkout Date”).

5. Minimum Stay: This property requires a 7 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 7 days, the guest will be charged the 7-night rate.

6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

8. Rental Rate and Fees: 50% of Rental Rate set forth below is due at time of booking. 50% of Rental Rate and 100% of Deposit due at least 60 days prior to check-in.
a) Rental Rate:

b) Deposit: A deposit of $500 is due prior to reserving this property. The deposit is for security and
shall be refunded within 7 days of the Checkout Date provided no deductions are made due to:
i. damage to the property or furnishings;
ii. dirt or other mess requiring excessive cleaning;
iii. additional fees imposed under the terms of this Agreement; or
iv. any other cost incurred by Homeowner due to Guest’s stay.

If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.

9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the Rental Fees and Deposits will be refunded as follows:
> 100% if cancelled more than 60 days prior to the Check-in Date
> 50% if cancelled more than 30 days prior to the Check-in-Date

10. Insurance: We encourage all renters to purchase traveler insurance.

High School Buddies Celebrating Their 70th Birthdays!

We are so glad that we chose this house. It is absolutely adorable and is so well equipped and extremely clean. Just a few houses from the beach on a very quiet street.

This house can easily accommodate two families with one staying upstairs and the other down. A third bathroom is in the works.

Matt was delightful to work with and even asked us for suggestions. We only have three and one of them is already being taken care of. The door in the kitchen could use a curtain or shade and the shelving in the downstairs bathroom should be secured to the wall. Other than that, we were pleased with everything. God willing, we hope to return next year.

We were both born and raised in Jersey and have many wonderful memories of family trips down the shore! We celebrated all of those memories and look forward to making new ones!!

Cozy beach house with modern amenities. Location ideal for access to food and fun.

Cozy beach house with modern amenities.

Close to grocery store for all you need when you arrive (and for when you realize what you forgot to bring). Close to take-out when you want it and 4 houses away from the surf shop for other beach needs. Also within 3-4 blocks of rental shop for bikes, etc.

Kitchen a little tight for a large group, but otherwise cozy, convenient and relaxing.

The location is ideal for quick and easy access to basic needs, PM fun and of course the beach.

Lovely house, close to the beach -

This house is very nice, clean, newly updated, with very comfortable furnishings. (The furniture seemed new) It is very close to the beach, and the street is nice and quiet. There is a nice backyard setup with a BBQ grill, large table and chairs. It abounds with LBI charm. We had a great vacation.

Charming cape cod that's virtually brand new

This was the most perfect home we have ever rented. It's deceptively large and accommodates a big family. So comfortable too! Everything is new- the top floor is literally brand new- everything from walls to carpets to bedding. The furniture downstairs was great too. Very comfortable new couch, beds were great- we literally fell in love with this home. And it was a hop, skip and jump to the beach. The homeowner, Matt, goes out of his way to make sure you have everything you need and is very friendly. When we dream of a beach house of our own, it's exactly like this. Oh and the yard is huge and plenty of room for the kids to play safely since it's fenced in. And I can't forget to mention the appliances are all new too- and very nice!! Expenses were not spared for this Reno!

Carefree stay in LBI

I just completed a week rental with my family at Matt's home which was wonderful! The home was equiped with the necessities to have a great beach vacation: close to the beach (with lifeguards near by!), great backyard space, grill, garage to store beach chairs/bikes and an outdoor shower ! The house itself was clean! Major points with any rental!

Matt was easy to work with ! He gave all information prior to the stay and made himself easily accessible via text/phone/ e-mail with any questions during our rental week!

We enjoyed our first family vacation to LBI and would definitely rent with Matt again in the future !

Very enjoyable vacation

My family may have been the first to stay at Matt's house on LBI July 4th week, and he ensured that everything was ready for our arrival. We have vacationed in LBI for many years and working with Matt was easy, professional and a great experience. He provided all of the information we needed prior to arrival and everything was exactly as he informed us. The location of the property cannot be beat. The beach is beautiful and the area is very peaceful and quiet. The house definitely met our needs. it was clean, bright and comfortable. The kitchen was equipped with all we needed, the gas grill was practically brand new. The backyard is excellent for relaxing and there was plenty of sleeping space for all. thank you Matt for a relaxing and enjoyable time on the island.
