The unit was very well appointed with comfortable furniture, a small but functional kitchen, 2 bedrooms to accommodate up to 5 people comfortably (plus a pullout sofa), Weber gas grill, and easy beach access. Will book again!

This was our 3rd time staying at this property (1 year in the bottom unit, 2 years in the top unit). As always, we had a wonderful stay. The property is clean and well taken care of. It's a short walk to the beach. Perfect for us and our kids. We were able to set up, go back to the beach later, take breaks, etc., all because of the close proximity to the beach.
The property owner is very attentive to details and very quick to respond to questions or concerns. They also provide beach chairs, as well as some essentials inside the house to get your started for your stay. Plenty of outdoor sitting areas to enjoy and relax.
It was a very comfortable stay for the 4 of us. The bedrooms are nice sizes. Our kids shared a room and each had their own bed. Being able to log-in to our own TV streaming services was also a plus.
Will definitely look to book this again for our next visit.

My family (2 adults + 2 kids) spent a week on the 2nd floor of 8 45th St. and we had an AMAZING time. The location is key - a couple of minutes to the beach and right smack in the middle of everything, while still being a rather quiet neighborhood. Property owner is exceptional and attentive. The house is incredibly clean. Only drawback is a relatively small shower in the bathroom - my 6'2" husband wound up using the outdoor shower the entire week but he loves outdoor showers so there were no complaints, really. Can't wait to return. Kids had a great time, too. Again, the property is pristine - I've never stayed in a cleaner rental anywhere else.

We had a lovely stay at this property. We had previously stayed in the lower unit a few years ago and loved it, and we had a similar experience here. The unit was the perfect size for our family (2 adults, 2 children ages 8 & 2). It was clean and comfortable. The front deck provides a nice view of the ocean and we enjoyed sitting out there in the afternoon and evening, BBQing and listening to the ocean.
The location was perfect for us. Steps from the beach, walking distance to plenty of stores and restaurants, and a short drive to the grocery store, Fantasy Island, etc.
The owner has done a nice job of keeping the unit clean and updated. The deck around back is huge and has very convenient access from the master bedroom. Ample closet space in both rooms to accommodate storing bags and suitcases.
The streaming TV via Roku was a nice added touch, especially for the kids, and the TVs in each room were really helpful (again, especially for the kids).
We also appreciated being able to use the owner's beach chairs, as well as a supply of spring water in the garage refrigerator.
In the past, I've been ready to go home at the end of our vacations because family trips are just a lot of work and stress, and after a week it's just time to go.
But, when our check-out date came, none of us were ready to leave. We had such a great time. We plan to book again as soon as we can finalize our future dates, but we know we'll have to act fast!

This was our third year staying at Ira’s property in Brant Beach, and I truly cannot overstate how lovely it is. Perfectly located a block from the beach and right next door to a fun hotel/rooftop bar, stocked with everything we need, outdoor showers for cleaning up after the beach, 3 (!!!) decks to enjoy morning coffee and BBQs in the evenings, and just enough space for us. The pride of ownership and attention to detail is evident—there are brand new Maytag appliances this year as well as a Roku for streaming services.
6 out of 5 stars—we already are looking forward to next year!

This was the perfect rental for our small family! The walk to the beach was not long and we were able to go back and forth to the house easily for lunch and snacks. There are a number of places nearby to eat and of course the popular Daddy O's across the street. The house was very clean and neat on arrival. All the amenities were there for use including an awesome washer and dryer so we didn't have to overpack clothes. The owner was great to work with! 100% will be staying again!

Excellent shore house. Clean, well kept, easy walk to the beach and quick drive to the best dining options. The owner sent a very clear, detailed email and everything about this rental was professional.
